RNR Real Estate Briefs – HOUSTON – Colliers announced the sale of a 209,769-SF office building at 4265 San Felipe. David Carter and Todd Moore of Colliers represented the seller. “This property generated substantial interest due to its prime inner-loop location and strong cash flow,” said David Carter of Colliers.


THE WOODLANDS, Texas – Partners Real Estate arranged a 26,530-SF sublease on behalf of Kodiak Gas Services, LLC located at 9950 Woodloch Forest Drive. This transaction expanded Kodiak Gas Services HQ to encompass all of floors 18-20. Partners’ Dan Boyles and Brent Bishop represented the subtenant in the transaction. William Padon and Sydnee Hilburn of CBRE represented the sublandlord New York Digital Investment Group, LLC


HUMBLE, Texas — Oxford Partners represented Rossil, LLC, dba Suya Outpost in the lease of 2,308 SF at 9502 N Sam Houston Parkway. Oxford Partners’ Derek Savage  represented the tenant. The landlord, Izzy Plaza, was represented by Matt Knag  of SVN. 


HOUSTON – Oxford Partners represented Elegance Flowers in the lease of 3,185 SF located on Meadowglen Lane. Oxford Partners’ Jacob Summers and Stephen Hazen represented the tenant, Elegance Flowers. The landlord, Red Tail Acquisitions, was represented by John Kruse of Cushman & Wakefield.

DALLAS – Granite Properties and Highwoods Properties a publicly-traded REIT topped out of 23Springs, a 642,000-SF development in Uptown Dallas featuring a 26-story, 626,215 SF office tower, two restaurant buildings totaling 16,000 SF and a half-acre park. The project is 60 percent leased with tenants including several industry-leading companies including Sidley Austin LLP, Savills, Wish You Were Here Group’s restaurants Élephante and Little Ruby’s Café, and Bank OZK which also provided construction financing for the development.


FORT WORTH – Hillwood and Alliance Aviation Services welcomes the headquarters of AVX Aircraft Company, an aerospace firm specializing in advanced vertical lift technology, to Perot Field Fort Worth Alliance Airport. AVX Aircraft Company brings a team of 40 engineers and professionals dedicated to expanding and testing unmanned aircraft systems for military and commercial applications. It will have 14,000-SF office space and 7,000-SF of prototyping and testing space.


DALLAS – SPI Advisory acquired Winsted at White Rock, a 314-unit Class A garden-style multifamily property located in the affluent Lakewood neighborhood of Dallas. This marks SPI’s 49th acquisition in DFW since its founding in 2014. Michael Becker and Sean Mabarak are co-founders of SPI, which owns 8,000 apartment units in Texas.


 DALLAS – American Portfolio Mortgage renewed 20,490 SF of office space in Bent Tree Green, 17300 N. Dallas Parkway. Richmond Collinsworth and Melanie Hughes of Bradford Commercial Real Estate Investments, represented the landlord, Bradford MPT Partners LLC. John Beach of Newmark represented the tenant.


VON ORMY, Texas – Partners Real Estate announced that Evergen Equity acquired an industrial outdoor storage (IOS) project in Southwest San Antonio’s manufacturing hub at Speedway Park.


FRISCO, Texas – Dallas-based HALL Structured Finance provided $44 million under a first lien loan for a North Texas Hyatt Regency. The borrower is Sam Moon Group, a privately held family company that was initially founded in 1984 as a retail wholesaler in Dallas. The 303-room, 16-story Hyatt Regency is a full-service hotel with direct access to Stonebriar Centre, a 1.7 million SF super-regional mall.

 DENVER – Ambrose Property Group purchased Ascent Commerce Center for $61 million. The 33-acre industrial park is located Commerce City. It is comprised of three industrial buildings, with a total of 595,000 SF. All buildings are partially occupied with space still available to lease.


LONGMONT, Colo. — Alliant National Title Insurance Company has entered into a definitive agreement to be acquired by Dream Finders Homes (NYSE: DFH).


KANSAS CITY – Oxford Partners represented Austin Task, Inc in the lease of 14,481 SF in Kansas City, MO 64120. Oxford Partners’ D.J. Hale represented the tenant, Austin Task, Inc. The landlord, Front Street Business Park, LLC, was represented by Ben Whetstone of CBRE

Partners and Ackerman Active in San Antonio Area

SELMA, Texas – Ackerman & Co. and Partners Real Estate, have announced the completion of the 511,000-SF Corporate Drive Industrial Complex, a new industrial park located near I-35 in Selma, near San Antonio

Said Jeff Bryant, Principal & Senior Vice President, Ackerman & Co., “This project builds on the success of our 307,000-SF Doerr Lane Logistics Center in nearby Schertz, Texas, which our leasing team at Partners fully leased before construction was even finished.”

Bryant also highlighted the company’s future plans: “Our upcoming project, TriPoint Logistics Center, is another significant step in Ackerman’s industrial development strategy in Texas. Located in Seguin, TriPoint spans 119 acres and will offer up to 2 million square feet of build-to-suit logistics and manufacturing space. Its proximity to major highways and infrastructure makes it ideal for large-scale operations.”

TriPoint Logistics Center is located along the Guadalupe River in Seguin.

Baltisse, a leading investment firm based in Belgium and Ackerman and Baltisse have industrial projects totaling $500 million across the U.S., with a focus on the Southeast and Texas regions.

The Partners brokerage team of John Colglazier Jr., Kyle Kennan and Lindsey Tucker are leading leasing efforts at Corporate Drive and TriPoint.

Corporate Drive Industrial Complex and TriPoint Logistics Center continue Ackerman & Co.’s industrial development efforts in collaboration.
