HOUSTON – (Realty News Report) – Radom Capital, a Houston-based real estate investment and development firm, and MetroNational are planning an adaptive-reuse redevelopment of a warehouse on the north side of the Katy Freeway in West Houston.
Called Greenside, 35,000 SF of non-descript warehouse space will be transformed into a family-friendly community hub. The project will blend first-to-market retail, restaurant, and service users, including wellness and beauty-focused tenants, along with a central green space.
The Michael Hsu Office of Architecture is designing the Greenside redevelopment, located at 1085 Gessner Road in the north-of-the-freeway portion of the massive Memorial City development.
Michael Hsu and Radom Capital created the noteworthy Montrose Collective mixed-use development near the corner of Westheimer and Montrose, adjacent to the site of the historic Felix Mexican Restaurant.
At the Greenside Katy Freeway project, construction is estimated to begin in spring 2025, and space is anticipated to be turned over to the first tenants for buildout in spring 2026.
The Greenside development is on the northern portion of MetroNational’s landmark cornerstone development, the 300-acre Memorial City mixed-use development, which has more than 10 million SF including the Memorial City Mall, Class A office buildings, two hotels, over 1,700 multifamily units, two upscale hotels, the Memorial Hermann Memorial City Medical Center and other retail centers.
Greenside adaptive-reuse project marks the first collaboration between Radom Capital and MetroNational.
“The community continues to ask for more unique retail and restaurant offerings, and with the help of Radom Capital and Michael Hsu, we will deliver a one-of-a-kind offering to the Memorial City area with a great outdoor experience,” said Jason Johnson, President and CEO of MetroNational, which was founded in 1954. “This project represents MetroNational’s commitment to creating spaces that foster community and deliver long-term value for Memorial City and the surrounding neighborhoods.”
Set against a backdrop of native plantings, Greenside’s central lawn has been conceived to serve as a one-acre gathering space for the community. The green space will be accented by festoon lighting, large canopy trellises, and casual seating arrangements. Greenside’s footprint will seamlessly tie into a regional jogging trail and detention pond, enhancing outdoor recreational opportunities for visitors.
New pedestrian pathways will connect back to Gessner Road and Mathewson Lane, creating easy access to neighboring Memorial City food and beverage offerings. A Memorial City north-of the-freeway expansion, which included a new Mia’s Table, Torchy’s Tacos, and Kirby Ice House, was announced by MetroNational in 2019.
Leasing at new the Greenside adaptive-reuse project will be led by Barton Kelly, principal for Radom Capital.
