CONROE, Texas – KJZ Group, doing business as Ameritex Machine & Fabrication, purchased 145,222 SF at 915 Conroe Park West Drive in Conroe. Garret Geaccone with Stream Realty Partners represented the seller, TradeLane Properties. Tim O’Neil with TSO Properties represented the buyer.
MAGNOLIA, Texas – Shea Homes announced builders for Wildtree, a 430-acre community Shea is developing along FM 1486 in west Montgomery County. Builders include: Perry Homes (40-foot lots), Coventry Homes (50-foot lots), Toll Brothers (60-foot lots), and Newmark Homes (70-foot lots). Shea Homes will build houses on all three lot sizes. The community will have 1,000 homes. Sales will begin this fall with prices from the $300,000s to the $800,000s.
HOUSTON – Break 80 Golf leased 2,460 SF in Shepherd Square, 2621 S. Shepherd, from Shepherd Investments LP. Josh Friedlander of NewQuest represented the tenant. Paula Hohl of Wulfe & Co. represented the landlord.
TOMBALL, Texas – Partners Real Estate represented Harbor Hill Holdings in the sale of a 25,386-SF manufacturing facility on 6.7 acres at 1302 S. Cherry St. in Tomball to a private local investor. Wyatt Huff and Hunter Stockard led the sales effort.
HOUSTON – A private investment group purchased a 53,375-SF light industrial facility at 9201 Winkler Drive in southeast Houston. Tom Condon Jr., Greg Cizik, and Edward Edson of Colliers represented the seller, Zane Carman of Partners represented the buyer.
HOUSTON – Barings provided a $96.96 million loan to refinance Generation Park I & II in Houston and a $39.5 million loan for Falcon II in Oakwood near Atlanta, Ga. Owned by Centris Industrial and managed by Outrigger Industrial, the recently completed projects are in various stages of lease up. Generation Park I & II consists of two buildings totaling 1.28 million SF and Falcon II consists of three buildings totaling 496,195 SF. Steve Roth and Bill Jurjovec of CBRE arranged financing.
HOUSTON – Windy Hill Development purchased 300 acres in Austin County, west of Houston, for the development of a master planned community called The Grove. The property, to be developed with Connor Investment Real Estate, is just north of FM 1094 near the Cat Spring community. Windy Hill Development was founded in 2010 by Randy and Rachael Hall.
HOUSTON – Humphrey Law leased 1,701 SF at 800 Rockmead Drive, Kingwood. Oxford Partners’ Perry Mazzone represented the tenant. The landlord, Kingwood Place LLC, was represented by Adam McAlpine of McAlpine Interests.
KATY, Texas – Chicago-based RSK Real Estate Partners acquired 9.4 acres at Morton Road and Katy Hockley Cutoff near the Market at Katy Park as the site of a build-to-rent community planned for 156 duplexes in Katy. The property was acquired from Morton Ranch Development. Rick Ragan and Glenn Dickerson of NewQuest represented the buyer. Matthew Davis and Kristen McDade of Cushman & Wakefield represented the seller.
HOUSTON – Peter Pelache acquired a 4,500-SF industrial building on a 0.26-acre tract at 5915 N. Main Street from B & B Ventures. Rick Ragan of NewQuest represented the seller. In addition, Ragan represented Pelache in buying a 1,216-SF property at 6001 N. Main Street from Usman Mushtaq LLC, which was represented by Tonya Grandmaiter of CB&A Realtors.
SUGAR LAND, Texas – Marquis Distributors expanded 23,130 SF at 525 Julie Rivers. Will Mason and Tyler Maner with Stream Realty Partners represented the tenant, and Boone Smith, Garret Geaccone, and Natalie Gilbert, also with Stream, represented the landlord, Oxford Properties.
KATY, Texas – Ivy & Rae Boutique leased 601 SF of retail space in Stableside, located at Gaston Road and Falcon Landing Boulevard, Katy, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord.
HOUSTON – Sarens Projects USA leased 10,075 SF at 11402 I-10 East. Tyler Maner and Tommy Erwin with Stream Realty Partners represented the landlord, OSI Baytown Park LLC.
MISSOURI CITY, Texas – Partners Real Estate arranged the sale of 2.4 acres in Lakeview Business Park for a new industrial tilt-wall project at 911 Willow Oak Drive in Missouri City. Partners’ A.J. Williams represented the buyer in the transaction.
KATY, Texas – Rita’s Italian Ice & Custard leased 601 SF in Stableside, near in Katy, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Campbell Anderson and Ben Dicecco of DuWest represented the tenant.
HOUSTON – KT Refractories renewed a 4,920-SF lease at 4583 S. Wayside Drive. Garth Plyler of Oxford Partners represented the tenant. J.D. Dieckman of Bridge Commercial represented the landlord, Westcore.

SAN JUAN, Texas – Bob Mills Furniture acquired a newly renovated 54,608-SF retail and warehouse facility at 801 E. Interstate 2 in San Juan for its first location in the Rio Grande Valley. Stewart Skloss of Newmark represented Bob Mills Furniture in the $7.6 million acquisition. Skloss also represented the retailer in a lease for a 116,000-SF flagship store in Schertz, Texas.
DALLAS – Newmark Group advised Crow Holdings on the recapitalization of a 6-million-SF industrial portfolio with Core+ funds affiliated with Blackstone Real Estate. Blackstone acquired a 95% stake in the portfolio, which includes 25 Class A buildings located in Dallas, Houston, and Chicago.
SAN ANTONIO – TransPecos Development Corp. has hired JLL to handle office leasing for the Merchants Ice Building, a historic redevelopment of the former Merchants Ice and Cold Storage Company warehouse. The building, which welcomed its first tenants since 1999 last year, offers 62,901 SF of office space in San Antonio’s East Side Innovation District. The building will soon deliver additional spec suites on the first and third floors and an onsite café. JLL’s Robert McDonough is handling the assignment.
PFLUGERVILLE, Texas – Miniso leased 3,696 SF of retail space in Stone Hill Town Center, at TX 130 and TX 45, Pflugerville, from NewQuest. Josh Friedlander of NewQuest represented the landlord. Dawn Greiner, Daniel Poku, and Lauren Dickson of SRS Real Estate represented the tenant.
ARLINGTON, Texas – StreetLights Residential has broken ground on the third phase of multifamily development within Viridian, a 2,000-acre master-planned community between Dallas and Fort Worth. The new phase will feature a mix of studio, one- and two-bedroom residences and 68 townhomes. StreetLights Creative Studio is the architect of record. SLR Construction is the general contractor. The first two phases at Viridian, The Jackson and The Louise, are stabilized.
CLEBURNE, Texas – NexMetro Communities announced the opening of Avilla Railhead, its 16th build-to-rent (BTR) community in the Dallas-Fort Worth market. Avilla Railhead brings 211 single-family rental homes to Cleburne and marks more than 2,750 homes built in DFW by the company since 2017. The 20-acre community is located off Highway 67 near Cleburne’s historic downtown retail, dining and entertainment offerings.
DALLAS – Platinum Music Complex Dallas leased 9,274 SF of office space in Park Forest Office, 3530 Forest Lane, Dallas, from BOP Park Forest LLC. Kyle Espie, market director of Bradford Commercial Real Estate Services, represented the landlord.
CORSICANA, Texas – Phoenix Investors acquired a 1.5 million-SF industrial complex at 2200 South Business 45 in Corsicana. The 172-acre property brings the Milwaukee-based commercial real estate firm’s holdings to over 82 million SF nationwide.
LAREDO, Texas – Buchanan Capital Partners, in conjunction with Frontier Real Estate Partners, acquired an 86,310-square-foot, newly built industrial warehouse at 172 Interamerica Blvd. in Laredo.
GRAPEVINE, Texas – Partners Real Estate arranged the sale of 4101 William D Tate Avenue, a 25,062-SF office property in Grapevine on behalf of the seller.
SAN ANTONIO – Partners Real Estate announced the sale of 1927 Rogers Road, a 6,753-SF surgery center in San Antonio. Ryan McCullough, Connor Watson, and Brian Heines represented the seller.
HUTTO, Texas – Potbelly Sandwich Works leased 2,000 SF in Townwest Commons, at the intersection of TX 79 and CR 119, Hutto, from NewQuest. Josh Friedlander of NewQuest represented the landlord. Brian Leardon of Rue Realty represented the tenant.
DALLAS – D&D Innovative leased 1105 East Levee Street, a 7,775-SF industrial property in Dallas. Partners Real Estate’s Hanes Chatham Jr. and Jax Whittington represented the tenant, while Graham Dressel represented the landlord.

GLENDALE, Ariz. – T-Swirl Crepe leased 1,088 SF in Arrowhead Towne Center at 7780 W. Arrowhead in Glendale, Ariz. from NewQuest. Heather Nguyen of NewQuest represented the landlord. John Nguyen of NewQuest represented the tenant.
LOS ANGELES – CGI+ Real Estate Strategies has sold a shovel-ready, 4.86-acre multifamily development site in Torrance, Calif. to JPI for $40 million. CGI+, a Los Angeles-based multifamily investment firm, acquired the property adjacent to The Harbor-UCLA Medical Center in 2022. After receiving entitlements for a six-story, 525-unit residential building, CGI+ had planned to begin construction in 2023 but the project stalled due to rising interest rates, labor and construction costs, according to CGI+ CEO Gidi Cohen. Chris Gomez-Ortigoza and Tim Barden of Land Advisors Organization marketed the site on behalf of CGI+.
SCOTTSDALE, Ariz. – FalconEye Ventures has acquired Scottsdale Quarter, a 755,000-SF open-air mixed-use development encompassing retail, dining, office and residential components. The firm was founded by tech entrepreneur George Kurtz. A $100 million capital improvement program is planned. Vestar will oversee property operations.
IRVINE, Calif. – New Home Co. completed the previously announced acquisition of Dallas-based Landsea Homes. The transaction creates a privately-held, top-25 national homebuilder. The combined company will be led by Matthew Zaist, President and CEO of New Home.
CHICAGO – JLL’s Capital Markets group arranged $252.5 million in financing for the Lower Terra Industrial Portfolio consisting of 21 properties totaling 3.64 SF feet across 17 markets in the U.S. JLL represented the sponsor, Brennan Investment Group and Farallon Capital, to secure the floating-rate, five-year loan from affiliates of Apollo. The properties are located across 13 states.
MIAMI – Simon acquired Swire Properties’ interest in the retail and parking at Brickell City Centre, a 500,000-SF open-air shopping center in Miami. Simon now wholly owns and manages the asset.
RALEIGH, N.C. – New York-based Town Lane acquired a 2.7 million-SF industrial portfolio consisting of 55 buildings across six industrial parks in Raleigh-Durham, N.C. from Corebridge Real Estate Investors and Equus Capital Partners. The acquisition includes nearly 40 acres across three of the parks available for future industrial development. BPG Management, an affiliate of Equus, will manage the portfolio. Equus retained a minority interest in the portfolio.
SCOTTSDALE, Ariz. – Cushman & Wakefield arranged the sale of Scottsdale Centre, a 163,311-SF medical outpatient building at 7373 N. Scottsdale Blvd. An Arizona-based commercial real estate investment company acquired the building for $44.58 million. The seller was MIG Real Estate. Cushman & Wakefield arranged $37.09 in financing on behalf of the buyer,
