DALLAS – (Realty News Report) – One of the largest new retail developments in Texas has welcomed new tenants including a Target, H-E-B, and the state’s first BJ’s Wholesale store.
Dallas-based StreetLevel Investments provided a leasing update at Village at Gateway, a 152-acre mixed-use development in Forney, about 25 miles east of Dallas. StreetLevel is developing the project at North Gateway Boulevard and U.S. Highway 80 with 750,000 SF of retail, entertainment, and restaurants in Phase I. The center is part of the 2,000-acre Gateway master planned development.
Village at Gateway was designed by GFF, while Ridgemont Commercial Construction served as the general contractor. It is one of the largest retail developments under way in Texas, along with Texas Heritage Marketplace in Katy, a 165-acre mixed-use development planned for 800,000 SF of retail west of Houston.

Target, the most recent anchor to join the retail lineup, opened a 148,900-SF store in July. Home Depot, the earliest anchor, opened a 135,000-SF store in November, followed by H-E-B’s 139,000-SF store in February and BJ’s Wholesale’s 107,000-SF store in April.
Other recently opened stores include: Five Below 9,300 SF); Burlington (22,000 SF); Ross (22,000 SF); Rack Room (6,000 SF); Pacific Dental (3,225 SF); James Avery (3,000 SF); Bath & Body Works (4,000 SF); America’s Best (4,000 SF); and Hand & Stone (2,190 SF).
Future tenants include Dick’s Sporting Goods (60,000 SF) and EVO Entertainment (81,950 SF). Other upcoming openings include: Luna Grill (1,900 SF); Costa Vida (2,700 SF); Handel’s Ice Cream 1,600 SF); Forney Nail Bar (3,300 SF); Livewell (3,500 SF); Solis (2,200 SF); and Verizon (1,345 SF).

Upon completion, Village at Gateway will feature an additional 120,000 SF of retail, service, and restaurants. It will also include nine outparcels and future multi-family residential. Just west of the project, Texas Health Resources’ 50-acre medical campus is under construction.

Forney’s population has more than doubled over the past decade to more than 40,000 residents, according to estimates from the U.S. Census Bureau and the North Central Texas Council of Governments.

In the Houston area, StreetLevel developed The Grid in Stafford in partnership with Provident Realty Advisors. The 192-acre mixed-use project, located on the former Texas Instruments campus, houses a new Target store and Houston’s only Costco Business Center. The Grid is on Highway 59 and West Airport Boulevard in Fort Bend County.
