(HOUSTON) – Transwestern Investments, in a joint venture with Hanover Company, is developing a 749,000-SF industrial facility adjacent to George Bush Intercontinental Airport in north Houston.
The project will be located at Rankin Road and U.S. Highway 59, near Beltway 8.
The site was assembled in a complex series of transaction involving 40 individual land sellers, said James Melody, Texas Development Partner at Hanover, a Houston-based firm founded by Murry Bowden in 1982. Hanover, a major multifamily developer, announced its first industrial development in 2024.
Hanover Company will lead development of the Rankin Road project, with construction expected to begin in January 2027 and completion scheduled for December 2027.
The cross-dock facility will feature 40-foot clear heights, 130- to 185-foot truck courts, 106 dock doors, 140 trailer stalls and 429 auto parking spaces.
Demand continues to be strong in Houston for large-scale industrial buildings, warehouses, and distribution facilities, said Mike McKenzie, Director of Acquisitions at Transwestern Investments.

More new construction is coming soon. A number of new warehouses and industrial buildings have been announced in Houston recently including.
Portman, an Atlanta-based firm, said it expanding its industrial business into Houston with a 714,233-SF industrial park. The national developer has closed on the land and construction loan for Gateway 1960, along FM 1960 at Aldine Westfield Road. Completion set for the third quarter of 2027. Jon Harmon is Senior Vice President of Development for Portman.
Levey Group has assembled 30 acres at the southeast corner of Tidwell Road and East Beltway 8 for Levey East Belt, a three-building warehouse and distribution development totaling 445,750 SF. The Levey firm recently developed Levey Logistics Park, a spec industrial project along Beltway 8 in Pearland. David Ebro is president of Houston-based Levey Group.
Trammell Crow Company and JV partner Daiwa House Texas have broken ground on Phase II of Blue Ridge Commerce Center at the northeast corner of Fort Bend Parkway and McHard Road in Fort Bend County. Set on 41 acres, the spec project totaling 687,338 SF, is scheduled for a Spring 2027 delivery. Japan-based Daiwa House is a major home builder.
