Massive Retail Development Opens in Katy

KATY, Texas – (Realty News Report) – Texas Heritage Marketplace, a massive retail development by NewQuest in Katy, has welcomed Target and Lowe’s as the initial retailers to open at the $400 million project.

The 165-acre mixed-use center, located at the southeast corner of the Katy Freeway and Texas Heritage Parkway, will also have a Sam’s Club. Upon completion, Texas Heritage Marketplace will have 800,000 square feet of retail space.

With more stores coming next year, the center will provide new shopping options for residents of surrounding communities such as Cane Island, Cross Creek Ranch, Firethorne, Jordan Ranch, and Tamarron.

Coming in 2027

Construction is underway on 101,000 square feet of junior anchor space at the development for Academy Sports + Outdoors, Burlington, Spec’s Wines, Spirits & Finer Foods, and Ulta Beauty. Delivery is planned in the first quarter of 2027, according to NewQuest.

Heritage Grove, a five-acre green space at the center of the project, will be surrounded by 35,000 square feet of restaurants and spa or fitness-related retail, according to NewQuest. Escalante’s, Tony C’s, and Aji Izakaya, are among the planned restaurants.

Additionally, EoS Fitness plans to open a 40,000-SF gym next to the green space.

Olive Garden, Chase Bank, and Whataburger have signed on to develop freestanding locations along Texas Heritage Parkway.

Houston-based Arch-Con Corp. is the general contractor for multi-tenant retail construction and site work.

The Main Anchors

The new Target, which totals 148,000 square feet, will officially open on Oct. 11. The store, the retailer’s fourth in the Katy area, will have about 200 employees and features a CVS Pharmacy, Starbucks Café, and Target Optical.

Lowe’s, which opened in early September, has 95,000 square feet of home improvement retail space and a 30,000-SF outdoor garden area.

Sam’s Club, totaling about 168,000 square feet, is expected to open in March, according to NewQuest.

Texas Heritage Marketplace’s three anchor tenants are expanding elsewhere in the Houston region.

Target is building a new store on the former Sears site on North Shepherd in the Garden Oaks area. The retailer opened a store at The Grid in Stafford about a year ago.

Lowe’s will open its next area store at 12220 Interstate 45 N in Willis in late November, according to the company. Lowe’s opened in Manvel Town Center earlier this year.

Sam’s Club is planning other local new-build stores in San Jacinto Marketplace in Baytown and the Grand at 249 in Tomball.
