HOUSTON – (Realty News Report) – Planned Community Developers has closed on the purchase of 120 acres for The Orchard, a mixed-use development coming to the southwest corner of Highway 288 and Beltway 8 in Pearland.
Located 13 miles south of downtown and 10 miles from the Texas Medical Center, The Orchard will bring together retail, dining, entertainment, office, and residential uses at a key intersection near major employers, healthcare campuses, and established neighborhoods.
PCD closed on the land following Pearland City Council’s approval of the development, which is planned to include 250,000 square feet of retail, dining and entertainment, 150,000 to 300,000 square feet of office, approximately 1,100 multifamily units, and 100 upscale high-density homes in Lower Kirby. Envisioned as a destination for Pearland and Greater Houston, the development will feature “an elevated coastal aesthetic” with tree-lined streets, green spaces, and gathering areas.
“This represents an important milestone following an extensive, collaborative process focused on ensuring The Orchard aligns with Pearland’s long-term vision,” said Don Janssen, President of Planned Community Developers. “We are pleased that Pearland City Council has unanimously approved The Orchard and excited to have completed the acquisition of the property. We see The Orchard as a very positive opportunity to complement the city’s continued growth while creating a place with enduring value for the community.”
Over the decades, Planned Community Developers has worked on several high-profile developments in Fort Bend County, including First Colony, Lake Pointe Town Center, and Sugar Land Town Square.
The company has tapped Jazz Hamilton and Rusty Lilley of CBRE to lead retail leasing at The Orchard. Opportunities will include waterfront restaurant locations, plaza-facing storefronts, retail pads, traditional inline space and anchor spaces.

The site is just north of the Ivy District, a 42-acre mixed-use development by America Modern Green with apartments and build-to-rent homes.
JLL’s Jon Dutton and Andrew Elliott will work alongside PCD on the office leasing at The Orchard.

Boilerplate: Planned Community Developers has developed over 2 million square feet of mixed-use retail shopping centers, 1.5 million square feet of office, industrial space, and 10,000 acres of master planned communities.
