HOUSTON – The American Bureau of Shipping is leaving Greenspoint to occupy a 10-story office building that will be constructed in Springwoods Village, where the transformative new Exxon Mobil campus is located just north of Houston.
The American Bureau of Shipping will occupy CityPlace 2, a 326,800-square-foot building, which will begin construction in early 2017.
CityPlace is a 60-acre mixed-use section of the 1,800-acre Springwoods Village, a development by CDC Houston along Interstate 45.
The master development venture for CityPlace, comprising Patrinely Group, USAA Real Estate Co. and CDC Houston, is developing the new building for the shipping organization. It will include 23,700 square feet of ground floor retail. Completion is set for late 2018.
Tim Relyea and Kevin Snodgrass of Cushman & Wakefield represented ABS. Chrissy Wilson of JLL and Dennis Tarro of Patrinely Group represented the landlord.
Additionally, CityPlace 1, a 149,600-square-foot office building is planned by the Patrinely Group, USAA Real Estate Company and CDC Houston venture. CityPlace 1, which will be located across from ABS’s new headquarters will include 122,700 square feet of office and 26,900 square feet of ground floor retail. The project is being actively preleased and can be available for occupancy in as little as 12 months.

The CityPlace mixed-use project is adding a major commercial element to Springwoods Village. At build-out, it will include 4 million SF of office space with 400,000 SF of integrated retail space, a full-service hotel and multifamily projects.
Patrinely Group selected JLL as the exclusive office leasing agent for CityPlace. Under the direction of Patrinely’s Dennis Tarro, JLL’s Chrissy Wilson is leading the leasing and marketing efforts. Transwestern Retail is the leasing agent for the retail space in CityPlace, with Nick Hernandez, Chace Henke and Crystal Allen leading the retail leasing program.
