Avera Starts Industrial Project

HOUSTON – (Realty News Report) – The Avera Companies, a Houston-based commercial real estate development, construction, and investment firm, has broken ground on Kilgore Grand Parkway, a 484,424 SF cross-dock industrial building in Baytown.

Kilgore Grand Parkway, Avera’s latest project with AEW Capital Management, provides a location with high visibility and direct frontage on Grand Parkway at Kilgore Parkway in the southeast Houston submarket. Baytown is located east of Houston.

The spec project, situated on 33.9 acres,  will have a 40’ clear height, 185’ truck court, build-to-suit office, as well as ample trailer and employee parking.

“Kilgore Grand Parkway’s ideal size, combined with its strategic location just south of I-10 on Grand Parkway, make the project distinctively valuable in the southeast submarket. The completion of Grand Parkway and the planned expansion of Kilgore Parkway and Needlepoint Road, when coupled with quick transit to I-10, US-59, I-45, and both container terminals make Kilgore Grand Parkway an advantageous location that will appeal to national tenants,” said Trey Odom, President and CEO of The Avera Companies.

Kilgore Grand Parkway is expected to be delivered in Q2 2024. Kelley Parker with Cushman & Wakefield is directing leasing.

Avera Companies has been active in Baytown. In 2021, Avera signed Webstaurant Store restaurant supply firm as a tenant in Avera’s Cedar Port logistics development. The restaurant firm leased 644,000 SF.

Avera has developed projects on the north side. Last year Avera announced it was breaking ground on its fourth industrial building at Century Plaza Distribution Center in North Houston. The Century Plaza Distribution Center IV, a 120,022 SF front load building situated on 8.2 acres in the North Houston submarket. The site is on the east side of Interstate 45, between Airtex Drive and Richey Road.
