Brixmor Grows Texas Retail Portfolio

HOUSTON – (Realty News Report) – New York-based Brixmor Property Group has expanded its footprint in Texas with the acquisitions of two grocery-anchored shopping centers for a combined $79.2 million.

Brixmor announced the purchase of Jones Crossing, a 163,000-SF center anchored by H-E-B in College Station. The $46.5 million purchase included approximately 15 acres of undeveloped land. Brixmor owns two other properties in College Station, all within two miles of the Texas A&M University campus.

Austin-based Stratus Properties sold the College Station property to Brixmor as part of a plan to sell all of its assets and distribute net proceeds to stockholders. The transaction followed the sales of three other retail properties: Kingwood Place, Lantana Place – Retail and West Killeen Market.

“The completion of the Jones Crossing – Retail sale marks an important step in our execution of the Plan of Liquidation approved by our stockholders,” said William H. Armstrong III, Chairman of the Board and Chief Executive Officer of Stratus. “This transaction reflects our continued focus on monetizing assets in an orderly and disciplined manner to maximize value for our stockholders.”

In Houston, Brixmor completed the purchase of Vintage Marketplace, a 72,000-SF neighborhood center, for $32.7 million. Vintage Marketplace is anchored Whole Foods Market and complements Brixmor’s 26 other assets in the Houston. The center is located at Louetta Road and Cutten Road in northwest Houston.

The properties were among four centers acquired by Brixmor in the second quarter of 2026, along with Mayfair Shopping Center in Commack, N.Y., and Stanford Station in Panama City, Fla. The combined purchase price for all four centers was $164.3 million.

“We’ve remained focused on putting capital to work in markets we know best, buying assets where we have conviction in both near-term opportunity and long-term upside,” said Mark T. Horgan, Executive Vice President and Chief Investment Officer. “These acquisitions build on our clustering strategy and provide us additional pathways to create value over time through leasing, reinvestment, and densification. Notably, the Mayfair Shopping Center transaction was a milestone for the Company as we issued OP (operating partnership) units to fund an acquisition for the first time in our history, expanding our capital toolkit in a meaningful way.”

In the first six months of the year, Brixmor reported the disposition of six shopping centers. The company generated gross proceeds of $123 million on the sales.

Brixmor owns 344 open-air shopping centers totaling 62 million square feet nationwide.
