HOUSTON – (Realty News Report) – Central Park Post Oak, a redevelopment of the Post Oak Central office campus just north of The Galleria, announced a new round of tenants as a new retail village takes shape among the office towers along Post Oak Boulevard.
Midway, 3Edgewood, and Parkway, partners in the redevelopment project, signed ONESWEAT, a boutique fitness concept, and Little Ruby’s, an all-day dining destination, and 81,000 square feet of office leasing across Central Park One and Central Park Two at the mixed-use development.
The deals bring total office leasing commitments at Central Park Post Oak to more than 280,000 square feet since the redevelopment was announced in summer 2025.
“ONESWEAT builds on the wellness foundation we have already established at Central Park Post Oak, joining TruFusion and our on-site fitness center as part of a broader health and wellness offering in Uptown,” said Clayton Freels, Executive Vice President, Midway. “Paired with Little Ruby’s all-day dining concept, these additions round out the everyday experience we want office tenants to have here, from an early workout to dinner with colleagues.”
ONESWEAT, a fitness studio founded in Houston in 2018, will occupy 3,000 SF at the base of Central Park One. The high-tech studio combines treadmill-based cardio intervals with floor-based strength training.
Little Ruby’s, the third brand from Los Angeles-based Wish You Were Here Group to join Central Park Post Oak, has signed a lease for 3,500 SF for an Australian-inspired all-day café. Little Ruby’s was founded in 2002 in New York’s SoHo neighborhood and recently expanded to Dallas. Sister concepts Élephante and Bar Bambino will also be part of Central Park Post Oak.

“We couldn’t be more excited to bring Little Ruby’s to Houston alongside Élephante. Ruby’s has always been about creating a true neighborhood restaurant, a place you can go for breakfast, lunch or dinner, and somewhere that feels right for any occasion and with anyone, whether it’s a quick coffee, a meal with friends or a family dinner,” said Nick Mathers, founder of Wish You Were Here Group. “Houston is one of the most exciting hospitality markets in the country, and from the beginning, we saw an opportunity to make a deeper commitment to the city than simply bringing Élephante here. Having both restaurants within the same project allows us to bring two distinct experiences to Houston, while sharing the same philosophy around hospitality, community and creating places people genuinely want to return to.”
Among office leasing, SESCO, the U.S. headquarters of global cement distribution and terminal operations company SESCO Group, has leased 30,000 SF across two floors of Central Park One. Five additional tenants have leased a toal of 51,000 SF at Central Park Two.
Previously announce office leases include TDECU’s approximately 125,000-square-foot headquarters space in Central Park One, BBVA’s 20,000-SF lease in Central Park Two, and leases with Renewa, Terra Energy Partners, and Houston Business Journal. Other upcoming retail tenants include Handies Douzo, The Henry, Sparrow Italia, and Buck & Rider.
Located on Post Oak Boulevard south of San Felipe, the 17-acre Central Park Post Oak campus was originally designed in the 1970s by architect Philip Johnson as its first Houston project for Gerald D. Hines Interests. The modernized campus will have 150,000 SF of retail including 60,000 SF of newly created space in a parklike setting.
Cushman & Wakefield handles office leasing and Bond Retail Partners handles retail leasing on behalf of the ownership group, which consists of Midway, 3Edgewood, and Parkway. Midway, the Houston-based developer of CityCentre and East River, is overseeing the redevelopment. Parkway handles management.
