HOUSTON – (Realty News Report )- Common Desk, a Texas-based coworking company offering coworking memberships to businesses and individuals, will open in City Place, a North Houston mixed-use development that had been called Springwoods Village.
The company will occupy 26,750 SF on the second floor of a multi-use building at 1401 Lake Plaza Drive in City Place.
Patrinely Group is the managing member of the joint venture with USAA Real Estate and CDC Houston which is developing City Place.
“This is the second location we’ve helped Common Desk secure in the Houston market,” said Dennis Tarro, Executive Managing Director and Principal of Patrinely Group. “We are excited to continue to see City Place grow as best-in-class tenants like Common Desk continue to join us.”
Located at the axis of the Grand Parkway, Hardy Toll Road and Interstate 45, the 2,000-acre City Place has a daytime workforce approaching 20,000 people.
Companies located in City Place include the global headquarters of Hewlett Packard Enterprise, the 3 million-SF campus of Exxon Mobil – plus HP Inc., Southwestern Energy, St. Luke’s Health and the American Bureau of Shipping.
Dallas-based Common Desk recently leased 58,000 SF in The Ion, a new innovation hub in a redeveloped Sears store building in Midtown at 4201 Main Street.
Coworking facilities have continued to expand and many have remained durable ventures despite the challenges presented in the Covid environment. Coworking spaces, such as Common Desk, allow companies to avoid long-term lease commitments and provide the flexibility for short-term expansion.
In the Common Desk lease at City Place, Chrissy Wilson and Matt Pruitt of JLL, and Phillip Moore of Patrinely Group, under the direction of Tarro, represented the landlord.
A major residential expansion was recently announced for City Place in a joint venture with DMB Development of Scottsdale, Ariz. It will result in thousands of new homes in a walkable setting.
City Place has three Marriott hotels, more than 30,000 SF of indoor meeting and event space, 4.75 million SF of office space, and a 150-acre nature preserve.
