Conor and USAA Develop Spec Industrial in Hot South Side Market

MISSOURI CITY, Texas – Phase I of Gateway Southwest Industrial Park, a 349,000-square-foot, multi-building development has been completed in Missouri City, on the southwest side of Houston.

Joint venture partners Conor Commercial Real Estate and USAA Real Estate Co. said the first phase consists of two speculative, industrial structures designed and built to provide warehouse and distribution space for single- or multi-tenant uses.

“We are confident that this location, with direct access to the greater Houston area, and with unmatched visibility along Beltway 8 and U.S. 90 Alternate, will provide advantages and cost-saving benefits to businesses looking to relocate or expand in this submarket,” said Jeff Stringer, vice president of Conor Commercial Real Estate.

A number of developers, including Hines and Trammell Crow, have started new industrial projects in the Highway 90/Beltway 8 area in recent months as the southern submarket has gained momentum.

Building 1 is a 131,560-square-foot, front-load facility with 28 dock doors, divisible into 31,460-square-foot segments. Building 2 offers a cross-dock design with 217,440 square feet and 66 dock doors, featuring tenant suites from 54,360 square feet.

Cadence McShane Construction Company and Powers Brown Architecture provided design/build services for Phase I of the development.

Phase II at the industrial park will consist of a third building, located on a site that can accommodate up to 176,800 square feet for an industrial/logistics facility. It is available for immediate build-to-suit opportunities.
