DC Partners Adds Kimpton Hotel to Fredericksburg Project

FREDERICKSBURG, Texas – (Realty News Report) – A boutique hotel by Kimpton will be anchoring DC Partners’ mixed-use development in Fredericksburg, The Meuse. The project is under way on 22 acres adjacent to the town’s center and designed as a walkable district of shops and dining that extends downtown Fredericksburg’s Texas Hill Country charm and vibe.

Kimpton Fredericksburg will be the fourth Texas location for the brand, which is part of IHG Hotels & Resorts, and expected to open in 2027, following its recent groundbreaking.

The 210-room luxury lifestyle property is designed by Dallas-based Merriman Anderson Architects, with interior design studio Curioso.

To help preserve the natural beauty of the setting and minimize the hotel’s environmental impact, design details include intelligent climate systems, native landscaping and low-water plumbing features, the hotel announcement says.

Among the hotel’s fully loaded amenities: a 10,000 square-foot resort-style outdoor pool and deck, a fitness center and a “takeaway” café. Dining options include a full-service restaurant and bar, plus a poolside bar and lounge. (As with all Kimpton properties, the hotel will also feature an evening social hour, a “Forgot It? We’ve Got It!” program, in-room yoga mats and pet-friendly policies.)

The hotel’s large-scale indoor/outdoor event space, 18,000 square feet, can accommodate flexible uses. There’s an event barn, for example, in addition to pre-function spaces, meetings rooms, a rooftop lounge and outdoor gathering spaces.

Kimpton Fredericksburg will be “the first in the region to pair large format accommodations and full-service events space under one roof.” In other words, weddings – or any celebrations, corporate retreats and local events, project materials say.

A sought-after destination, “The Texas Hill Country is celebrated for its warm, welcoming hospitality, and we’re thrilled to bring Kimpton’s vision for human-centered hospitality and unique experiences to this vibrant community together with DC Partners,” noted Leanne Harwood, senior vice president and managing director of IHG’s Luxury & Lifestyle Americas. “We are excited to continue growing our luxury and lifestyle presence within Texas.”

Kimpton’s other Texas locations include Kimpton Santo Hotel, which recently opened in San Antonio, Kimpton Pittman Hotel and Kimpton Harper Hotel, both in Fort Worth.

Musings on The Meuse

The newly announced hotel will anchor The Meuse, a DC Partners’ mixed use development in Fredericksburg, located at the corner of Main Street and US 290.

The Meuse is named after Fredericksburg’s founder, John O. Meusebach.

In addition to a hotel, the project includes a walkable district with 70,000 square feet of retail and dining space for a growing number of travelers, retreat and event attendees, and regional residents.

Among its sought-after elements, Texas Hill Country offers a scenic backdrop for outdoor adventure, historic architecture, boutiques, galleries, and farm-to-table menus.

And wine. The region reportedly has more than 75 wineries, vineyards and tasting rooms.

“Bringing a project of this scale to Fredericksburg required a deep commitment to honoring the city’s heritage and character,” said Blake Berg, DC Partners’ construction and development vice president.

“Every detail of The Meuse has been carefully considered to ensure it complements the charm and authenticity of the Hill Country,” he said. “Kimpton Fredericksburg will be an integral part of this vision, delivering an elevated and well curated hospitality experience that feels both distinctive and deeply connected to the local community.”

DC Partners’ portfolio includes award-winning high-rise developments, mixed-use developments and hospitality projects nationwide. IHG Hotels, which controls Kimpton and 17 other hotel brands, has 6,000 hotels around the globe.
