DC Partners Developing MXU in Fredericksburg

FREDERICKSBURG, Texas – (Realty News Report) – DC Partners’ latest mixed-use development, The Meuse, will rise on 22 acres of Texas Hill Country in the town of Fredericksburg.

The tourism-boosting project targets travelers, retreats attendees and local residents.

Plans call for a boutique hotel with resort-style pool deck, a 73,200-SF shopping district, and event-friendly space for weddings, corporate functions and community gatherings.

The walkable retail district is designed with open-air spaces, native landscaping and curated shopping and dining experiences. It centers around the historic 1854 Klingelhoeffer House, the property’s iconic focal point.

Construction is set to begin in Spring 2025, with delivery expected by the end of 2027. Hotel details were not released as part of the project announcement.

BALANCING TIMELESS, AUTHENTIC, FRESH

“Our ultimate goal is to create a development that seamlessly blends into the fabric of the community, becoming a natural extension of Fredericksburg’s Main Street,” said Acho Azuike, COO of DC Partners,  a real estate development firm based in Houston.

The development team worked with city and community members to ensure The Meuse “will honor the city’s cultural legacy while becoming a sought-after destination.”

The project’s name is a nod to the town’s founder, John O. Meusebach.

TOURISM ECONOMY

Fredericksburg’s history and heritage are reflected in the project’s design, which is intended to extend the charm of the downtown to its location at the corner of Main Street and US 290.

“Fredericksburg has long been a sought-after destination for weekend travelers, and we recognize the opportunity to grow midweek visitation through strategic development,” said Brady Closson, CEO of the Fredericksburg Convention and Visitor Bureau, in the announcement. “The Meuse aligns with the vision to create a more balanced tourism economy, bolstering our local businesses and enhancing the overall visitor experience.”

DC Partners’ vision for the retail component is to “create a vibrant destination that compliments Fredericksburg’s historic charm and thriving community,” said Blake Berg, senior vice president of development and construction. “Each space will be intentionally selected and designed to bring unique experiences that feel both timeless and authentic to the area, while offering something fresh and unlike anything else in the region.”

The project team encompassed Merriman Anderson Architects, hotel interior design by Curioso, structural engineering by SCA Consulting Engineers, MEP engineering by Schmidt & Stacy, and civil and landscape architecture by Dunaway. The construction manager is Satterfield & Pontikes. Retail leasing will be through Colliers Houston.

Established in 2011, DC Partners has a portfolio exceeding $1 billion. Among its high-rise developments in Houston are Astoria, Arabella, Marlowe, and Chateau Ten; as well as iconic mixed-use developments: The Arts Residences and Thompson San Antonio hotel, 4411 San Felipe, and The Allen, which includes Residences at The Allen, The Pavilion, and Thompson Houston hotel.
