RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Satya, a Houston-based commercial real estate firm owned by Sunny Bathija, officially broke ground on The St. Regis Residences, Houston. Designed by Pickard Chilton, the 38-story curvilinear tower is being built on 3.8 acres at 102 Asbury St. along Buffalo Bayou near River Oaks and Memorial Park. With residences starting at $3 million, the tower will be the luxury brand’s first standalone residential development in Texas. Planned for approximately 90 residences, the project is 45% pre-sold, including all seven penthouses. To meet demand for layouts up to 9,000 SF, full-floor residences combining more than one unit are being designed. The project team includes Kirksey, project architect; ForrestPerkins, interior designer; KW Landscape Architects; Douglas Elliman Development Marketing, sales and marketing; Marriott International will manage The Residences. Completion is slated for Q1 2029.
HOUSTON – Radom Capital and Triten Real Estate Partners announced leases with three wellness-focused tenants at The Swift BLDG, a redevelopment at 621 Waverly Street next to Heights M-K-T. SweatHouz, a contrast therapy studio, will occupy an 1,800-SF studio, offering infrared saunas, cold plunges, and guided wellness protocols in Winter 2026. Strong Pilates leased 2,500 SF for a studio to open in Fall 2026. The Skin Clinic, a Houston-based aesthetics and skincare destination, will more than double its footprint after relocating from M-K-T in Fall 2026.
HOUSTON – Arms Wide, formerly Spaulding For Children, has relocated to 9800 Northwest Freeway and leased 5,416 SF. Charles Goldstein of Goldstein & Associates represented the tenant. Lily Quintero of Tarantino Properties represented the landlord, HY Brookhollow LLC.

HOUSTON – Triten Real Estate Partners has completed Kenswick at 1960, a nearly 400,000-SF distribution development at 8311 FM 1960 Bypass Road in Humble. The two-building campus offers 36-foot clear heights and potential for more than five acres of outdoor storage near George Bush Intercontinental Airport’s air cargo facilities. Method Architecture served as architect, Grey Wolf as civil engineer, and Harvey Cleary as general contractor. CBRE’s Jason Dillee, Cape Bell, and Savannah Smith are leading leasing efforts. Triten Real Estate Partners will manage the property.
SUGAR LAND – Movita Juice Bar is expanding outside of California for the first time with a Sugar Land location at 3344A US Highway 6. Javier Campos is the franchisee.
SUGAR LAND – Lee & Associates has been awarded the exclusive leasing assignment for Sugar Creek on the Lake, a 516,526-SF, 10-story office building at 14141 Southwest Freeway in Sugar Land. The assignment will be led by Wade Bowlin and Blaine Sinclair.

KATY – Christian Brothers Automotive broke ground on the Mark A. Carr Technology & Training Center in Katy. The 14,000-SF facility at 25801 Nelson Way is projected to open in early 2027. CBA ultimately plans to relocate its corporate Support Center from Houston’s Energy Corridor to the same site.
CYPRESS – Nathan Buckhoff of Oxford Partners represented Stelle Mill Holdings LLC in the sale of the 9,534 SF building at 12724 Cypress Valley Road, Cypress. Manuel Chavez of Keller Williams Realty represented the buyer.
HOUSTON – Dave’s Hot Chicken leased 2,500 SF in Market at the Groves, located at the intersection of Woodland Hills Drive and Madera Run Parkway, Atascocita, from Read King. Kevin Sims and Nick Ramsey of NewQuest represented the tenant. Lane Pleason and Matt McKinnerney of Read King represented the landlord.
RICHMOND – Jimmy Changas is opening a restaurant in Richmond at 11135 Grand Parkway near the Aliana community. Other locations are in Pasadena, Katy, League City, and Pearland.

SAN ANTONIO – Rio Capital Investments, a real estate investment manager based in San Diego, in partnership with Triangle Capital Group, acquired The Legacy, a 353,000-SF, retail-anchored mixed-use property in San Antonio. John Fenoglio and Brock Hudson with CBRE’s Debt & Structured Finance group in Houston arranged the financing. The Legacy spans 32 acres at the northeast corner of Loop 1604 and U.S. 281.

SCHERTZ, Texas – HPI Real Estate Development purchased 25.4 acres at 285 Friesenhahn Lane in Schertz for a future industrial development in the San Antonio-New Braunfels area. Stan Nowak and Andrew Alizzi of Partners Real Estate represented the buyer. The site is between IH-35 and FM 482 in the high-growth corridor between Schertz and New Braunfels.
FORT WORTH – American Infrastructure and Metal Works leased 93,198 SF at 2817 Braswell Drive at the former Dr Pepper Bottling and Distribution Center in Fort Worth. Todd Hawpe and Jeff Givens of Transwestern represented the landlord, Havener Cos. Garrison Lackey of HPI Real Estate Services & Investments represented the tenant.

FLOWER MOUND, Texas – Construction is underway on Silveron Park, a restaurant-focused specialty retail project that is part of a mixed-use development slated for the southeast corner of Lakeside Village Boulevard and International Parkway. Phase one consists of 17,400 SF of shop space with drive-through pads available. At full buildout, Silveron Park will have 40,000 SF of retail, along with 525,000 SF of office space and 200 apartments. Weitzman is managing the development of Silveron Park’s retail. Weitzman’s Ben Terry, Lynn Van Amburgh and Avery Frisbie handle leasing for the center. The general contractor is Spring Valley Construction Co.
AUSTIN – Gantry, an independent commercial mortgage banking firm, has opened its first dedicated commercial mortgage production office in Texas to serve clients based in the state and surrounding regions. The office will be led by Gantry Director Andrew Ferguson who will be responsible for originating new loans on behalf of clients for real estate investments across the commercial asset classes, including acquisition, refinance and construction lending. Gantry services a $23 billion portfolio of loans on behalf of its correspondents and lenders with Texas ranking 6th in total volume.
ARLINGTON – Hightech Grafix extended its lease and expanded to 18,000 SF of industrial space in North Commercial Industrial Park,1000 N. Commercial Blvd., Arlington. Todd Lambeth and Cade Navarro of Bradford Commercial Real Estate Services represented the landlord, AKRE Sunwest NCIP LLC. Jeff Jackson of NAI Robert Lynn represented the tenant.
SAN ANTONIO – Fortified Solar of South Carolina acquired U Store Stuff, a 190-unit property totaling 26,900 SF in Floresville, Texas. Bill Bellomy, Michael Johnson, Logan Foster, Hugh Horne, and Kirk Silas of Versal represented the seller, Ashton Storage LLC. Whit Cox and Clay Driggers with Land Advisors Organization represented the buyer.

LOS ANGELES – Hasbro has leased 31,435 SF in the Formosa West office building at The Lot at Formosa, an entertainment production campus in West Hollywood, Calif. The deal brings the 112,000-SF building to 100% leased.
LOS ANGELES – Bridge Logistics Properties acquired a fully entitled 68-acre development site within The District, a 245-acre mixed-use master-planned development in Jurupa Valley, Calif. The site is entitled for up to a 1.5 million-SF cross-dock logistics facility. The seller was DO Capital Group, which will continue as the developer of The District’s retail, residential, and commercial components.
