HOUSTON – (Realty News Report) – Third Coast Infrastructure, a pipeline and energy firm, is moving its headquarters into the Norton Rose Fulbright Tower, the newest office tower in Downtown Houston.
Third Coast Infrastructure, LLC has leased 20,800-SF at the new 28-story building, according to Skanska, the developer of the tower, located at 1550 Lamar.
Third Coast’s headquarters are currently in another downtown building the Hess Tower at 1501 McKinney. Griff Bandy of Partners Real Estate represented Third Coast in the lease transaction. Tyler Garrett and Chrissy Wilson of JLL represent Skanska in leasing the Norton Rose Fulbright Tower.
The 387,000-SF building is located across the street from the Discovery Green park. Architecture is Bjarke Ingels Group – also called BIG, based in Copenhagen. The project, which began in 2021, is BIG’s first tower in Texas. Austin-based Michael Hsu Office of Architecture designed the interior and amenity spaces.
The ground floor retail includes Tenfold Coffee, which opened in late 2024, and Zaranda, a forthcoming restaurant from Houston chef Hugo Ortega, who won a James Beard Award in 2017.
Before Norton Rose Fulbright became the anchor tenant, the building was called 1500 on The Green.
1550 on the Green is the first phase of Skanska’s plan for Discovery West, a three-building campus on 3.5 acres of downtown land purchased in 2019.

The office building, which is near the expanding George R. Brown Convention Center, is over 60% leased.

Boilerplate: Third Coast is a midstream company with assets that provide critical infrastructure linking primarily natural gas production to end-use markets. Third Coast’s vertically and horizontally integrated assets are strategically located along the Gulf Coast and in the Gulf of Mexico. Third Coast currently owns or has an ownership interest in 1,900 miles of interstate and intrastate pipelines, as well as ownership in a gas processing plant, and three offshore semi-submersible floating production systems with a combined processing capacity of up to 290 MBbl/d of crude oil and 540 MMcf/d of natural gas.
