ALVIN, Texas – (Realty News Report) – Fidelis, one of the largest retail center developers in Texas, will develop a major shopping center along the designated pathway of the planned Grand Parkway in Alvin, south of Houston.
The project will initially include 280,000 SF of retail, Fidelis said in a press release. Groundbreaking is expected to happen in early 2027. Boucher Design Group has been engaged as the project architect.
Fidelis acquired over 42 acres of land at the southeast corner of the future Grand Parkway (currently the Highway 35 Bypass) and FM 517, known locally as Dickinson Road.
The Grand Parkway is a 180-mile outer loop encircling the Houston area. This section in Alvin, which is in Brazoria County on the south side of Houston, is one of the last parts of a decades-long effort to build the ring road.
“We have been tracking this site since 2018,” said R. Carson Wilson IV, Executive Vice President of Leasing, Development and Construction at Fidelis. “The timing was not right then, and the pandemic paused retail development for a period.”
Houston’s retail occupancy surpassed 95%. Although some retailers and grocers closed locations, there has a been steady flow of other retailers ready to backfill the vacancies.
“Today, we are seeing strong retailer demand and believe this is the right moment to move forward,” Wilson said. “We see a real opportunity to deliver a high-quality retail environment that serves the growing Alvin community. Alvin stands out as a market with strong population growth, continued infrastructure investment, and a thoughtful approach to long-term planning. Combined with improving access along the Grand Parkway and Highway 35 and limited existing retail supply, it presents a compelling opportunity for high-quality retail development serving a growing and underserved trade area.”
Fidelis plans to bring a mix of national and regional retailers to the Alvin project, with a focus on apparel, everyday services, dining, and convenience-oriented uses.
Fidelis recently acquired Baybrook Village, a 278,842 SF shopping center in southeast Harris County. Baybrook Village is adjacent to Baybrook Mall, the most‑trafficked shopping mall in the Lone Star State.
Founded in 2003 and headquartered in Bellaire, Texas, the Fidelis’ portfolio spans 54 cities and 13 states and includes 20 million SF and 69 properties.
