RNR Real Estate Briefs – (Realty News Report) – HOUSTON – The Signorelli Co. announced five new lease agreements at Valley Ranch Town Center, a 240-acre development at the northwest corner of U.S. Highway 59 and The Grand Parkway in New Caney. New tenants are: Wells Fargo & Co., 3,866-SF branch being built on a 1.043-acre site (ground lease); Starbucks, 2,200 SF; Qargo Coffee, 1,850 SF; Nick the Greek, 1,800 SF; and Baskin-Robbins, 1,350 SF. The deals bring the center’s occupancy to 97%. Valley Ranch’s next retail phase, The Marketplace, is being developed nearby.

HOUSTON – Newmark Homes is building a home in Bridgeland for the Greater Houston Builders Association’s Benefit Homes Project. The initiative brings together builders, developers, vendors and trade partners to construct a home for charity. The home will be built on a lot donated by Howard Hughes Communities and sold at market value with the proceeds supporting HomeAid Houston and Operation Finally Home.
HOUSTON – Miriam Valencia, founder and CEO of Alumbra International, has joined eXp Realty, bringing 50 agents with her in a strategic move designed to support the continued growth of her Houston-based brokerage. The company will continue to operate a Alumbra International.
BAYTOWN – Rooms To Go will break ground on a 45,016-SF furniture showroom at 4815 East Freeway in Baytown in June, according to a filing with the Texas Department of Licensing and Regulation. Completion is planned in June 2027. Rooms To Go has nine showrooms in the Houston area.

HOUSTON – Stream Realty Partners and Braun Enterprises announced the completion of extensive interior and exterior renovations at 2120 Montrose, a Montrose office building containing approximately 11,000 SF. The property now offers four move‑in‑ready spec suites ranging from 2,402 to 3,170 SF. Suites can be leased individually or combined for up to 11,063 SF of contiguous space. The property is owned by Braun Enterprises, with Parker Noble and Adam Ross of Stream handling leasing.
HOUSTON – St. Charles Clean Fuels Holdings subleased 3,872 SF of office space at 1333 West Loop South. Jordan Trout and Edward Edson of Colliers International represented the sublandlord, LCG Freight. John Hornbuckle of Cypressbrook Co. represented the tenant.
HOUSTON – Aquanove Galaxy leased 3,431 SF of retail space in Washington Square, 4015 Washington Ave., from DZ Washington LLC. Kevin Sims of NewQuest represented the landlord. Nick Ramsey, also of NewQuest, represented the tenant.
KATY – Heritage Postal leased 987 SF in Shoppes at Grand Crossing, 23519 Katy Freeway, Katy, from POG ALLE TX 1099 LP. Ben Postma of NewQuest represented the landlord. Anwar Virani of Virani Realty represented the tenant.

SAN ANTONIO – Prominence, a new 384-acre master-planned residential community near TX-211 and US-90 in southwest San Antonio, is now selling homes priced from the $300,000s. With 1,167 home sites, Chesmar Homes and Highland Homes are currently selling in the community with model homes open to the public. DRB Homes and Scott Felder Homes will soon join the builder lineup, with model homes anticipated to open this summer.

“The development team focused on making Prominence a community that is designed to offer a lifestyle that reflects how families live today,” said Sean Chandler, developer. “Set against the natural beauty of the Hill Country, the community combines thoughtfully designed homes, outdoor spaces and amenities that bring neighbors together.”
Homes in Prominence range from 1,650 to 3,300 SF. Juniper Hill Amenity Center will offer a resort-style pool, fitness and yoga spaces, and community gathering areas. The community is served by Medina Valley ISD.
SAN ANTONIO – Finial Group announced the renewal of two long-term industrial leases totaling 39,000 SF across multiple buildings at 13718-13722 Lookout Road and 13726-13730 Lookout Road in San Antonio. Airtron LLC has occupied both properties for more than 20 years. Chase Tucker with Finial Group represented the landlord.
SAN ANTONIO – Big V Property Group announced upcoming restaurants at RIM, an expansive open-air shopping center at 17703 La Cantera Parkway in San Antonio. Urban Bird Hot Chicken will debut in 2,400 SF at the center this spring. Sunny’s: All Day Brunch & Bar will occupy 4,620 SF this summer. Big V owns and manages RIM.
GRAND PRAIRIE, Texas – Hamilton Commercial has sold a 40,670-SF industrial project on 3.39 acres at 1207 Farmers Rd., Grand Prairie, to JJ&L Capital. Erik Blais of Bradford Commercial Real Estate Services represented the seller. Frank Hwang of Marie & Marcus Group represented the buyer.

BONHAM, Texas – Vector Systems, a global manufacturer of industrial process equipment, is relocating its headquarters from McKinney to Bonham, Texas. The move includes a significant expansion of the company’s operations, with initial operations expected to begin in early June, according to Bonham Economic Development Corp. The expansion will support growing demand across data centers, energy, and manufacturing sectors. Located off U.S. Highway 82 at Albert Broadfoot Street and County Road 1565 near Jones Field Airport, an 18,000-SF expansion of the existing facility will house assembly operations and temporary offices. The company also plans to lease 22,000 SF on the east side of the airport. Vector Systems is projected to reach $100 million in revenue within three years, with plans to increase its workforce from 129 employees to approximately 230 during this period. Current revenues are nearly $35 million.
LEWISVILLE, Texas – Wan Bridge has begun pre-leasing for its Frontera Shores build-to-rent development near I-35 and Justin Road in Lewisville, north of Dallas. New (BTR) rent houses range from 1,280 to 1,880 SF.
ARLINGTON, Texas – Altius Healthcare Management has expanded to 3,314 SF in Arlington Downs Tower, 2225 E. Randol Mill Road, Arlington. Richmond Collinsworth and Erik Blais of Bradford Commercial Real Estate Services represented the landlord, Bradford ADT Partners LLC.
DALLAS – Griffin Guthneck and John Williamson of JLL Capital Markets arranged a three-year bridge loan to refinance an 11-property self-storage portfolio on behalf of a joint venture between Harrison Street Asset Management and Reliant. The portfolio totals 857,321 rentable SF in 6,892 units in Colorado, Georgia, and South Carolina. Midgard Self Storage, Reliant’s management company, manages the portfolio.
COLLEGE STATION, Texas – Skanska has signed a $165 million contract with The Texas A&M University System to construct a new Biology Teaching & Research building in College Station. The new approximately 185,000-SF facility will replace several outdated biology buildings with a state-of-the-art environment that supports the next generation of scientific discovery. Construction is expected to begin in spring 2027 and finish in spring 2029.
GRAND PRAIRIE, Texas – B&D Holdings, led by Mike Burney, acquired an industrial outdoor storage (IOS) property at 1210 E Avenue J in Grand Prairie. Philip Cherrick and David Guinn of Davidson Bogel Real Estate brokered the transaction.
ARLINGTON – Summit RE announced the closing of Cooper Street Annex in Arlington, Texas. The 100% occupied, 87,857-SF retail center on W I-20 in Arlington. Hudson Lambert of Summit RE represented the Florida-based seller and procured the local buyer.
TEXAS – Tredway, an affordable and mixed-income real estate developer, closed on a $65.5 million 16-property portfolio, totaling more than 1,200 apartments across Texas. Tredway will invest over $10 million in capital improvements across the portfolio, which is located in Alamo, Amarillo, Brownsville, Copperas Cove, El Paso, Fort Worth, Lampasas, Lubbock, Odessa, San Juan, Santa Rosa, and Victoria. Asset Living will property manage the portfolio. Berkadia arranged financing.
DALLAS – Workers Defense Project Inc. has renewed 3,200 SF of office space in Park Forest Office, 3530 Forest Lane, Dallas. Kyle Espie of Bradford Commercial Real Estate Services represented the landlord, BOP Park Forest LLC.

ATLANTA – Partners Capital, the investment platform of Partners Real Estate, has acquired the 261,949-SF Powers Ferry Business Park in Atlanta’s Cumberland/Galleria submarket. The deal represents the first acquisition made through Partners’ recently launched Opportunity Fund VI. The five-building property is 91% occupied by 36 tenants. It is near The Battery, a $400 million mixed-use entertainment district next to Truist Park, home of the Atlanta Braves.
“Powers Ferry Business Park fits squarely within our strategy of identifying in-demand assets where we can drive long-term value through capital improvements, hands-on management, and operational excellence,” said Andrew Pappas, Partner and President of Partners Capital.
FRISCO, Texas – Public Storage and National Storage Affiliates announced an agreement under which Public Storage will acquire National Storage Affiliates in an all-stock transaction valued at about $10.5 billion, including debt. NSA’s portfolio includes more than 1,000 properties, 69 million rentable SF, and 550,000 units across 37 states and Puerto Rico. Public Storage, which recently relocated its headquarters to Frisco, owns or operates 3,533 self-storage facilities totaling 258 million rentable SF in 40 states. NSA is based in Greenwood Village, Colo.

WASHINGTON, D.C. – Transwestern announces its Mid-Atlantic Agency Leasing team has leased up 500 New Jersey Ave, a Class A, 102,985-SF office building in Capitol Hill. Transwestern’s Scott Fetterolf and Joe Michel provide exclusive leasing services to the owner, the National Association of Realtors. Located three blocks from the U.S. Capitol, the 12-story Graham Gund–designed building was completed for NAR in 2004 and renovated in 2025. The office serves as the central hub for the Chicago-based trade association’s commercial advocacy, research, and policy initiatives in Washington.
DENVER – Century Living, the multi-family arm of Century Communities, acquired a shovel-ready development site at 33rd Avenue and Mariposa Street in Denver’s LoHi neighborhood from development firm Elevation Development Group. Century Living will serve as the developer and general contractor on The Stevie, a 116-unit apartment building expected to begin leasing in 2028.
