Food Distributor Leases Space in NW

HOUSTON – (Realty News Report) – JFC International, a food distributor focused on foods from Japan and other Asian companies, has leased a 134,800 SF industrial building in northwest Houston.

JFC International was represented by Billy Gold of CBRE. John Nicholson and Trey Horne of Colliers represented the landlord, Cabot Properties Inc., in the transaction.

The property, called Langfield Distribution Center, is located at 6415 Langfield Road.

“Langfield DC is an excellent example of a Class A infill distribution center with up-to-date amenities,” said John Nicholson, Principal and Director of Colliers. “It’s location and size in northwest Houston will provide JFC employees and operations continued supply chain fulfillment.”

Langfield Distribution Center is a new Class A facility situated on 8.5 acres just north of Highway 290. The property features 56 employee parking spaces with 33 trailer spaces, 24 overhead doors and 60′ loading bays. JFC International has leased 100 percent of the building.

The Langfield Distribution Center property is located in Houston’s Northwest Near industrial submarket which contains 18.5 million SF of industrial space. The submarket is 96.7 percent occupied and has an average asking rental rate of $8.14 per square foot.

Overall, across the Houston area, the industrial market has a 9 percent vacancy rate (up from 8 percent a year ago) with 15.4 million SF under construction, according to a second quarter Colliers report.

“The second quarter of ’21 saw a return to more ‘normal’ absorption numbersafter a sluggish first quarter and suggests we will see vacancy rates start to recover by fourth quarter or early ’22. Momentum in the industrial sector remains strong overall,” said Patrick Duffy, president of Colliers Houston.
