HOUSTON – (Realty News Report) – The Avera Cos., a prolific Houston-based commercial real estate development and investment firm, will construct a sizeable speculative industrial building to meet the growing demand for space near the Port of Houston in Southeast Houston.
Avera has broken ground on Baywood Logistics, a 374,297-SF front load building on 34 acres on Red Bluff Road, just south of Genoa Red Bluff Road. The project is expected to be available to tenants in the second quarter of 2026.

“Baywood Logistics is a rare find in Southeast Houston. There are virtually no available buildings of its size south of the Houston Ship Channel that offer the advantageous location and access that Baywood Logistics does,” said Trey Odom, President and CEO of The Avera Cos.
Located about five miles south of Highway 225 in Pasadena, Baywood Logistics is within 10 miles of the Port of Houston’s Bayport Container Terminal and Barbours Cut Container Terminal.
Baywood Logistics will offer a 36-foot clear height, an oversized 235-foot truck court, 62 dock high doors, 60-foot speed bays, a 4,197-SF build-to-suit office, heavy power (3,000 amps), and ample trailer and car parking. Jason Dillee with CBRE is handling leasing.
The project will add nearly 375,000 SF to the Southeast Houston submarket, already the Houston region’s most active for new construction with more than 4.7 million SF underway in the second quarter, according to CBRE. That represents about 26% of the 17.8 million SF of space under construction across the greater Houston area.
Demand for Houston industrial space is growing with 2.9 million SF absorbed in the first half of 2025, according to CBRE. The Southeast Houston submarket represented nearly 475,000 SF of that increase in occupied space in the first half of the year.
A few miles from the Baywood Logistics site, Constellation Real Estate Partners will soon break ground on a 240,000-SF speculative cross-dock industrial building called Constellation Genoa Red Bluff.
