HOUSTON – (Realty News Report) – Luxury home buyers will soon have a new option in Fulshear in the next phase of the Cross Creek West master planned community.
Johnson Development will expand the 1,258-acre community into the luxury market with the addition of new builders and larger lot sizes in the community’s north tract. The Houston-based developer will add 250 homesites in the first phase of the north tract by the end of the year, including newly available 65-, 70- and 80-foot wide lots. The north tract’s first phase will also contain lots from 45 to 60 feet wide. Builders are expected to begin selling new homes next spring.
Located along FM 359 north of downtown Fulshear, Cross Creek West is planned for more than 3,000 homes. Homes are still selling in the southern portion of the community, where about 300 homesites remain to be built upon.
“With over 160 home sales this year, Cross Creek West has grown quickly, and this new phase will meet that demand,” said Sam Seligmann, Vice President and General Manager of Cross Creek West. “Earlier this year, we expanded our floor plan portfolio by introducing two of the five new builders, Coventry Homes and Ravenna Homes. With the newest addition of builders in our north tract being David Weekley Homes, Toll Brothers and Partners in Building.”
In the new north tract, Partners in Building will offer custom homes on 80-foot lots in a gated neighborhood. Sales are likely to begin by year’s end with prices starting at $1.1 million. A model home will be located in the neighborhood.
Toll Brothers and David Weekley Homes will build on 65-foot homesites. Model homes will open next spring.
Highland Homes and Newmark Homes will build on 70-foot homesites. Newmark Homes, which will offer several multi-generational layouts, starts pre-sales mid-September. Both of the builders are planning new model homes.
Newmark Homes and Coventry Homes will build on 50-foot lots in the north tract, while Perry Homes and Westin Homes will continue to build on 45-foot and 55-foot homesites in the new section.
Highland Homes and Ravenna Homes will offer homes on 60-foot lots.
The expansion comes as home sales have slowed in the Houston region amid an elevated supply of homes on the market, according to the Houston Association of Realtors. Single-family home sales across the Houston region declined by 11.5% year over year to 7,100 closings in August, according to HAR. However, sales of luxury homes – those priced at $1 million or more – were only down by 2.1%.
Cross Creek West is about 36 miles from downtown Houston. Two Lamar Consolidated ISD schools are planned to open in the north tract next year: Debbie Urbanski Junior High School and Troy Williams High School. Haygood Elementary opened in Cross Creek West in August 2025.
The community’s Waterhole amenity complex has a pool, fitness center, playground, tennis and pickleball courts. Four new parks recently opened, including Silly Goose Park, Twilight Park with pickleball courts, Zoomies Dog Park and The Links putting green.
Founded in 1975, Johnson Development developed Cross Creek West as a follow up to Cross Creek Ranch, one of Fulshear’s earliest master planned communities that sold out this year. Spanning 3,200 acres, Cross Creek Ranch is fully built out with 6,180 homes.
New home sales are nearing completion at Jordan Ranch, another Johnson Development community planned for 3,000 homes in Fulshear. More than 200 new houses were sold in the community in the first half of the year, according to RCLCO.
Other Johnson Development communities in the Houston area include Sienna in Missouri City, Kresston near Magnolia, Grange in Katy, The George in Richmond, Woodforest in Montgomery County, and more.
