HOUSTON – (Realty News Report) – Oxea, a chemical manufacturer based in Germany, leased 20,700 SF at West Memorial Place, in the Energy Corridor in West Houston.

The company plans to relocate its Houston office from the Uptown area to the third floor of West Memorial Place I in September, according to Skanska USA Commercial Development, the developer of the building.

“Their uncompromising commitment to sustainability, environmental protection, health and occupational safety makes them an ideal addition to our existing tenant mix,” said Matt Damborsky, executive vice president for Skanska USA Commercial Development.

Located at 15375 Memorial Drive, the development now includes two LEED Platinum certified office buildings – West Memorial Place I measuring 331,000 SF, and West Memorial Place II measuring 385,000 SF. The buildings consume 30 percent less energy than typical baseline buildings, Skanska said.

JLL represented Skanska and Trace Elrod and Chris Mathis of Newmark Knight Frank represented Oxea in the transaction.

Oxea has plants in the United States, China and the Netherlands, Oxea is one of the world’s largest producers of oxo chemicals, with a production capacity of over 1.3 million tons per annum.

Skanska recently opened the Bank of America Tower, a 35-story, 754,000-SF office tower in downtown Houston.
