HOUSTON – Freeway Properties, a Houston firm led by Mike Baker, has broken ground on a six-story office building, which the developer says is a notable westward expansion of Houston’s Energy Corridor.
The 151,000-square-foot Katy Ranch Offices Phase I will be the first mid-rise office building to be built west of the Grand Parkway in Katy, the developer says.
Located immediately off the eastbound exit ramp in the 130-acre mixed-use Katy Ranch complex, Katy Ranch Offices Phase I will be completed in the first quarter of 2015. Including a parking garage with a parking ratio of four per 1,000 square feet, the office building is located on three acres adjacent to the southwest corner of the Interstate 10/Katy Freeway and Highway 99/Grand Parkway. The Class A building will feature 24,800-square-foot floor plates.
Griff Jaggard and Kurt Kistler of Moody Rambin are leasing the property. The architect is Powers Brown Architects. The general contractor is LSI. TAS Engineering Construction is the mechanical, electrical and plumbing engineer.
“The completion of the Katy Freeway/Grand Parkway interchange is attracting businesses and residents to Katy and Cinco Ranch. The population is increasing by five percent annually,” says Mike Baker, owner, Freeway Properties.
Katy Ranch Offices is part of the 2,000,000-square-foot, mixed-use Katy Ranch Crossing scheduled for completion in 2017 with 700,000 square feet of multi-tenant residential, 1,000,000 square feet of retail, entertainment and medical, and 300,000 square feet of office space.
