HOUSTON – (Realty News Report) – Hanover Industrial, with capital partner Chicago-based Pearlmark Real Estate, has broken ground on Ella 45, a 245,000-SF light industrial facility in North Houston.
The project, located at 14410 Ella Blvd., will sit on 18.9 acres at Ella Boulevard and Kuykendahl Road, just west of I-45.

CBRE‘s Senior Vice President Faron Wiley, Executive Vice President Billy Gold, and Associates Charles Herold and Jett Bush will handle the leasing.
“This area of Houston offers a skilled workforce, a diverse tenant base, and continued demand across multiple user types,” said James Melody, Development Partner at Hanover, a Houston-based firm founded by Murry Bowden.
Powers Brown is the Ella 45 architect and Kimley-Horn is the civil engineer. Ella 45 will be completed in Q2 2026.
Net absorption in the Houston industrial market totaled 2.5 million SF in Q3 2025, a slight increase from the second quarter, CBRE reported. Year-to-date, the Houston industrial market has absorbed 5.2 million SF. CBRE says this success is being driven by several economic factors, including the growth of Port of Houston’s container traffic, and the continued migration and expansion of tenants to the Houston market.
