Hines Adds 3 Life-Science Tenants at Levit Green

HOUSTON – (Realty News Report) – Hines has leased 30,000 SF of life sciences space in Levit Green, the 53-acre mixed-use life sciences-centric district adjacent to the Texas Medical Center in Houston.

Plus Therapeutics, Inc., Celltex Therapeutics, and Oxia Therapeutics are moving into Levit Green, which is located near the intersection of Holcombe Boulevard and Highway 288.

Completed in 2023, Levit Green’s first phase is a lab, biomanufacturing facility designed with flexibility in mind to meet the evolving needs of the life sciences industry. The 290,000-SF, five-story building is part of the broader nine-building Levit Green master plan, which will offer a curated mix of research and production facilities, office, retail, residential, and outdoor amenities.

The life sciences district is being developed on land formerly occupied by The Grocers Supply Co. Hines is developing Levit Green in partnership with 2ML Real Estate Interests and Harrison Street.

The Three New Tenants at Levit Green

The new companies at Levit Green are Plus Therapeutics, Inc., Celltex Therapeutics, and Oxia Therapeutics.

Plus Therapeutics, Inc. (Nasdaq: PSTV, a US-based healthcare company developing advanced pharmaceuticals, diagnostics, and data analytics technologies for central nervous system (CNS) cancers, has leased an 11,370-SF, turn-key lab and office space on the second floor of Levit Green’s Phase I building. Plus Therapeutics will occupy the space immediately for their wholly owned subsidiary, CNSide Diagnostics LLC, while a new, purpose-built laboratory and office is constructed on the third floor, tailored to their long-term operational needs.

Celltex Therapeutics, a leading regenerative medicine company specializing in adult stem cell banking, GMP manufacturing, and advanced cellular therapies, will relocate its headquarters to Levit Green, leasing 13,800 SF to consolidate its administrative offices, biomanufacturing, and cellular banking operations. Celltex’s custom, purpose-built space includes the construction of a GMP cleanroom and laboratory space specifically designed to support the Company’s clinical, regulatory and operational requirements.

Oxia Therapeutics is pioneering a new class of medicine that reawakens the body’s innate repair systems to restore health at the cellular level, comprising a team of scientists and innovators dedicated to translating bold science into meaningful human impact. The biotech company has leased 5,460 SF for BSL-2 lab and office use.

More Spec Suites to be Built-Out by Hines

To meet growing demand for smaller footprint tenants, three additional suites of +/- 5,000 SF each of turnkey lab space with lab benching, casework, and furniture will be delivered by fall 2026, resulting in a total of 37,000 SF of spec lab space ready for leasing next year.
