Hines Opens Business Park in Southwest Houston

HOUSTON – Hines has completed the first phase of its Beltway Southwest Business Park, a 75-acre industrial project at the northeast corner of Beltway 8 and Fort Bend Toll Road on the south side of Houston.

The master-planned business park is expected to have 950,000 SF of light manufacturing and distribution space.

The development of Phase I, which consists of more than 350,000 SF, was celebrated with a ribbon cutting last week.

“Beltway Southwest Business Park is a natural progression for our team, and builds on the success we have experienced with Pinto Business Park in north Houston,” said Hines Director Charlie Meyer. “Many of the tenants we have done business with in north Houston have additional locations or have expressed a desire to have another location in the southwest part of town. “

The southern leg of Beltway 8, near U.S. 90A and the Fort Bend Toll Road, has become a major zone for distribution space and warehouses in the last two years.  Stream Realty, USAA and Trammell Crow are constructing major industrial buildings in the area. Some have turned to this submarket as an alternative to Northwest Houston, where land costs are high and affordable land is scarce.  The new activity is generally west of Highway 288, but there is industrial construction activity along the southern Beltway.  Another major business park will be breaking ground there later this year.

But having the endorsement of Houston-based Hines is significant for the south Beltway. Hines, founded in 1957, has a presence in 182 cities in 20 countries. The company did not get that big by making a lot of mistakes and selecting bad locations.

Hines’ Beltway Southwest Business Park is exclusively represented for leasing by Jim Foreman, Beau Kaleel and Allison Hall of Cushman & Wakefield.

Designed by Architects Plus, the buildings will feature a sleek, distinctive design while also providing tenants with functional and efficient floor space, all within a controlled business park setting.
