Houston buyer assembles 1,000-unit apartment portfolio

HOUSTON – (Realty News Report) – Houston-based Triten Real Estate Partners, along with its capital partner Evergen Equity, has acquired 3 Corners West, the final piece of an apartment portfolio spanning nearly 1,000 units along Kempwood Drive in the Spring Branch area north of Memorial.

The 283-unit complex at 10105 Kempwood Drive completes a three-property portfolio that includes 3 Corners North and 3 Corners East purchased in November 2025. The portfolio spans 997 units on more than 35 acres near the southeast corner of Gessner and Kempwood Drive.

Triten, which invests in industrial, industrial outside storage, multifamily, and mixed-use properties nationwide, will implement a coordinated operating strategy across all three properties to maintain the properties and improve the resident experience.

“This milestone represents a meaningful step forward for our multifamily platform and reinforces our conviction in well-located, value-driven communities,” said Carter Bechtol, Partner and Head of Residential for Triten Real Estate Partners, in an announcement. “It also expands our partnership with Evergen Equity beyond industrial assets into the multifamily space through these acquisitions.”

Located about 15 miles west of downtown, the properties are close to employers in the Energy Corridor, Memorial City, CityCentre, and Westchase. Built between 1972 and 1982, the complexes offer one-, two-, and three-bedroom floor plans ranging from 730 SF to 1,280 SF. JLL represented the seller in the deal.

Triten recently broke ground on The Landing at Aliana, a 294-unit apartment complex in the Aliana master planned community in Richmond. It is being developed in partnership with NewQuest. The company also developed The Mills Residences, a midrise in the East End.
