Investor Bets on Buffalo Speedway

HOUSTON – (Realty News Report) – Serac Capital Partners, a data-driven real estate investment firm based in Houston, has acquired an ownership interest in 3737 Buffalo Speedway in partnership with National Real Estate Advisors.

The investment comprises a 390,919-SF Class AA office tower and a seven-story parking garage in the Greenway Plaza submarket. Completed in 2016, the 18-story office tower was developed by Houston-based PMRG and National Real Estate Advisors. PMRG merged with Washington, D.C.-based Madison Marquette in 2018.

The building is 87% leased to tenants including private equity firms, family offices, foundations, law firms, and Fortune 100 companies.

Our team is very familiar with the property and the attributes that make it attractive to blue-chip tenants,” said Ridley Goodpasture, SVP of Investments. “We are excited to announce that we have already signed two new leases totaling approximately 62,000 square feet across two-and-a-half floors. When you consider the property’s location between River Oaks and West University, together with its distinctive curb appeal created by an acre of sprawling oak trees surrounding the entrance, we believe 3737 will continue to be a sought after asset in Houston’s Inner Loop.”

Located at the southeast corner of Buffalo Speedway and Richmond Avenue, 3737 Buffalo Speedway was designed by Elkus Manfredi and constructed by Harvey-Cleary Builders. Amenities include a conference center, fitness center, and 24-hour on-site security. Eunice, a modern Cajun-Creole restaurant and raw bar, is located on the ground floor.

Nearby, the Dinerstein Companies, a multifamily company based in Houston, recently sold its headquarters building at 3411 Richmond.  The seven-story office building was acquired by HRGI Development, LLC.

Dinerstein is building out a 32,400-SF office on the 9th floor of 3737 Buffalo Speedway, according to a filing with the Texas Department of Licensing and Regulation. Completion is planned in March.

Nearby, a major mixed-use development is underway. North of Richmond Avenue, The RO is being developed on Buffalo Speedway at West Alabama by billionaire Dan Friedkin in conjunction with the Transwestern real estate firm. The project will include 1.3 million SF of Class AA office space, 738 upscale residential units, 105 boutique hotel keys, 44 branded residences, and 70,000 SF of retail and restaurant space. Rising 34 stories, The Birdsall, Auberge Collection will be Houston’s first Auberge-branded hotel and residences upon completion in late 2027.
