HOUSTON – (Realty News Report) – Jackson-Shaw, a North Texas-based real estate company, is developing R45 Distribution Center, a 347,387-SF industrial facility in north Houston.
Located on 29 acres at the northeast corner of Ella Boulevard and West Richey Road, the cross-dock project is expected to be completed in the second quarter of 2026.
The development’s project partners include Compatriot Capital as the equity partner and Inwood National Bank as the lender. ARCO Design Build is serving as the general contractor, with Kimley-Horn as the civil engineer.
John Nicholson and Ryan Byrd of Colliers are leasing the R45 Distribution Center.
Houston’s overall industrial vacancy rate stands at 6.9% and construction is strong, according to a second quarter report from Colliers.
“As we move into the second half of 2025, Houston’s industrial market remains active, with construction activity surging 84% year-over-year, providing a strong indicator of renewed developer confidence,” said Danny Rice, president of Colliers in Houston. “Net absorption rose to 2.1 million square feet, while new leasing totaled 7.7 million square feet. With continued growth in both Port of Houston traffic and the region’s population, market fundamentals remain solid, positioning Houston for a positive finish to the year.”
