JV breaks ground on 336 apartments in Clear Lake

HOUSTON – (Realty News Report) – OHT Partners and Crow Holdings have teamed up to develop a 336-unit apartment complex in a job rich area of Clear Lake.

A joint venture between OHT Partners and a fund advised by Crow Holdings has started construction on a yet to be named community at 16200 State Highway 3. The site, which previously housed used car dealership Texas Auto, is about half a mile north of Bay Area Boulevard near major employers such as NASA Johnson Space Center, numerous Bay Area medical campuses, and the Port of Houston.

“The Clear Lake area has significant barriers to entry including from nearby municipalities with strict zoning regulations which is atypical for Houston,” said Jackson Simons, principal of real estate for OHT Partners. “We believe our community we will meet an underserved need from a variety of growing industries, including aerospace and medical.”

Houston is a top market for apartment building with 21,800 units under construction in the third quarter, according to CBRE. It was behind only New York (36,300) and Dallas (30,100).

Average rents in Houston fell 1.6% over the year as 2,200 units were completed and demand fell slightly in the third quarter, according to CBRE.

Designed by Meeks + Partners architects, the new Clear Lake development will feature a “modern European farmhouse” style with clean gabled rooflines and light brick exteriors. The complex will offer one- and two-bedroom units ranging from 689 to 1,072 SF. Apartments will be outfitted with smart technology for doors and thermostats, quartz countertops, refrigerators with French doors, brass hardware, built-in open shelving and mud rooms. Rents were not announced.

The common areas will include co-working space, a fitness center, clubroom with a kitchen, package lockers, resort-style pool with a pavilion and cabanas, 3,500-SF dog park, a pet spa, electric vehicle chargers and community-wide Wi-Fi.

The property is located within the Clear Creek Independent School District.

The project team includes Quiddity Engineering, United Structural Consultants, and MEP Delta Design. Ellie Aiello Interiors is handling interior design, while KFM Engineering & Design is the landscape architect. Completion is planned in the third quarter of 2027.

The project represents Austin-based OHT Partners’ 18th development project in the Houston area totaling more than 6,500 units. The company broke ground on a 360-unit apartment complex in Katy earlier this year. In-house development projects include Lenox Heights, Lenox Sienna and Lenox Katy Crossing.

In other area multifamily developments:

Southeastern, a real estate development firm based in Augusta, Ga., is developing Artis Montrose, a seven-story apartment building on the former “Disco Kroger” site at 3300 Montrose Blvd. Houston-based Arch-Con Corp. is handling construction.

Houston-based Define Living, a wellness-focused development multifamily firm, is developing Define Living: Park Row, a 388-unit complex on Park Row Boulevard near Terry Hershey Park in Energy Corridor. The site was purchased from Wolff Companies.

Hanover Co. and partner Mitsui Fudosan America completed the Hanover Buffalo Bayou, a 40-story apartment tower with 317 units at the 14-acre Autry Park mixed-use development along Allen Parkway.

Radom Capital, in partnership with Asana Partners, has broken ground on the Clock Tower Residences, a multifamily addition to its Heights Clocktower mixed-use project in The Heights. The seven-story Clock Tower Residences will have 214 residential units, four live-work units, and a restaurant.

BHW Capital is developing Clayton at Tour 18, a 288-unit complex along Tour 18 Golf Course in Humble.
