HOUSTON – The Kinder Family Office has leased the top floor of San Felipe Place, a Class A boutique office building developed by Hines located at 2229 San Felipe, near the upscale River Oaks community.
The lease includes significant facility space provided for the Kinder Foundation, a private philanthropic foundation founded by Rich and Nancy Kinder. The foundation has supported the development of Discovery Green, Buffalo Bayou Park, the Hermann Park Conservancy and many other causes.
Mr. Kinder, co-founder of Kinder Morgan Inc., an energy and pipeline firm, has an estimated net worth of $10 billion, according to Forbes.
The Foundation and Family Office will each occupy 50 percent of the 14,854 square feet of the building’s 17th floor. Clark Thompson, Jr. and Brad Beasley of Colvill Office Properties represented Hines in the lease transaction.
“We are excited that the Kinders have chosen San Felipe Place as the headquarters for their important community work,” commented Hines Senior Managing Director Travis Overall. “San Felipe Place is fulfilling a market need for family offices, private foundations, professional services firms and other specialized businesses looking for quality space in the center of the desirable inner-loop area.”
The limestone and glass building offers interior, hidden-from-view parking, a walnut-paneled lobby and neighborhood amenities Rossini Cafe and Cadence Bank.
Since the building’s completion in September 2015, the 167,000-square-foot, 17-story development has secured several key tenants along with Rossini and Cadence, including Knoll, Wareing Athon & Company, and Buck Keenan LLP.
Designed by Ziegler Cooper Architects, the 17-story building has nine levels of office space and eight levels of parking for 400 vehicles.
Colvill Office Properties specializes in landlord representation of office buildings and currently directs leasing and marketing of 23 million square feet of Class A office space in Houston, Dallas and College Station.
