Latitude Margaritaville Brings 3,500 Home Community to Texas

TEXAS CITY, Texas – (Realty News Report) – Latitude Margaritaville, a 3,500-home active adult community, is coming to Texas City near Galveston Bay.

Longtime Florida developer Minto Communities USA and Margaritaville Holdings announced the expansion of Latitude Margaritaville into Texas. Latitude Margaritaville communities are centered around a relaxed lifestyle and tropical escape theme inspired by the lyrics of singer-songwriter Jimmy Buffet.

Designed for residents age 55 and up, Latitude Margaritaville Galveston Bay is planned on 1,318 acres between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou. The site is about 37 miles from downtown Houston and 17 miles from Galveston. The opening is targeted for early 2028.

The Texas City Commission cleared the way for the project by approving Planned Unit Development and Development Agreements. The approvals establish zoning for Latitude Margaritaville Galveston Bay and outline the respective responsibilities of Minto and the City of Texas City as development moves forward.

Since 2017, Minto Communities has developed Latitude Margaritaville communities in Daytona Beach, Fla. (sold out), Hilton Head, S.C., and Watersound (in a JV with The St. Joe Co.) near Panama City Beach, Fla. The communities are developed under license from global lifestyle brand Margaritaville Holdings.

Across the portfolio, amenities include a Town Square with a bandshell for live music and dancing, a Fins Up! Fitness Center, Latitude Bar & Chill restaurant, Workin’ N’ Playin’ Center, Last Mango Theater, Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball and bocce ball courts, and a Barkaritaville Dog Park and Pet Spa.

Latitude Margaritaville Galveston Bay is planned for 3,500 residences including single-family, villa and cottage homes along with the brand’s signature resort-style amenities. The homes will be designed and built by Minto.

Minto first announced plans to enter the Texas market in 2022 with Latitude Margaritaville active adult communities in the Houston, Austin, and Dallas regions but had not yet selected any sites at that time.

Minto will submit plans to Texas City for the sales center and model park area, the first phase of development and the amenity site. The company is targeting the first quarter of 2028 for the grand opening of the sales center and model park.

Based in Florida since 1978, Minto Communities USA builds new homes and communities to meet every lifestyle, with more than 38,000 new homes built in 48 communities.

Other Margaritaville branded lifestyle properties in the Houston region include Margaritaville Lake Resort Lake Conroe-Houston in Montgomery County and Camp Margaritaville Resort Crystal Beach, a 150-acre RV park and resort on Bolivar Peninsula.

RREAF Holdings and Innisfree Hotels are developing a 334-room Margaritaville resort at 317 East Beach Drive in Galveston. In southeast Houston, the former Hilton Houston NASA Clear Lake is being transformed into Compass Hotel by Margaritaville Nassau Bay, a 229-room hotel with marina access and boat parking along Clear Lake.
