Lifestyle Center Coming to Valley Ranch

HOUSTON – (Realty News Report) – Nearly a decade after opening Valley Ranch Town Center, The Signorelli Co. is preparing to launch its next big retail project south of the Grand Parkway near U.S. 59 in New Caney.

Retail and office leasing is now under way at The Village Green, a proposed 20-acre social hub in the Valley Ranch community northeast of Houston. Planned for 190,000 SF of retail and 40,000 SF of office space, The Village Green will be part of The Marketplace shopping and lifestyle district at the Grand Parkway and Valley Ranch Parkway in east Montgomery County.

The Village Green open-air development will feature restaurants with patios, fitness tenants, and boutique retail, all connected by walking paths near a one-acre green space.

“We’re designing The Village Green as a place where people choose to spend time, not just check off a to-do list,” said Greg Wattson, senior vice president of commercial development at The Signorelli Co. “By curating cafés, boutiques, and wellness-focused businesses that offer meaningful experiences, we’re creating a destination that becomes part of everyday life and enjoyably brings residents, neighbors, and families together.”

The expansion comes as Houston’s retail occupancy reached 95% at year end, according to retail brokerage firm Weitzman. Occupancy remains healthy as developers often line up tenants before breaking ground on new projects. Plus, the limited new supply means empty stores are being backfilled by new tenants.

The broader Marketplace District is ultimately planned for 900,000 SF of retail space. Construction is set to begin this summer, with initial buildings delivered in late 2027.

The Valley Ranch master planned community, a development of Signorelli, contains more than 2,000 single-family homes and 1,000 apartment units so far.

The Marketplace District is southwest of the highly trafficked Valley Ranch Town Center, a 240-acre center with more than 1.5 million SF of retail and mixed-use space. Tenants there include Academy Sports + Outdoors, Kroger, Cinemark, Target, and HomeGoods. In other developments, a 210,000-SF convention center is on track to open in the Valley Ranch Entertainment District in late 2026.
