SEGUIN, Texas – (Realty News Report) – Houston-based Lovett Industrial has teamed up with NewQuest to develop Seguin Exchange Commerce Park, a major industrial campus that will anchor a new mixed-use development 160 miles west of Houston.
The new joint venture announced the development of the 164-acre Class A industrial campus at the northwest corner Interstate 10 and Highway 46 in Seguin. It will be part of Houston-based NewQuest’s 544-acre Seguin Exchange development planned for retail, restaurant, entertainment, hospitality, medical, multifamily, and industrial uses. The project will be anchored by a 750,000-SF shopping center, with initial stores slated to open in late 2027.
Seguin Exchange Commerce Park is planned for more than 2 million square feet of industrial, logistics, and manufacturing space with buildings ranging from 30,000 SF to 1.3 million SF. The development plan includes spec buildings and built-to-suits.
The project is underway, including a regional detention facility and roads that will serve future buildings.
The site is located along I-10, about 35 miles northeast of San Antonio and 52 miles south of Austin in Guadalupe County.

The proposed campus stands to significantly grow the employment base in Seguin. Nearly 30% of the workforce in Seguin is employed in manufacturing, with major employers including Caterpillar, Schaeffler, and CMC Steel Texas, according to the Seguin Economic Development Corp.
Another major industrial development is underway in Seguin. TriPoint Logistics Center, a 119-acre development of Ackerman & Co. and Baltisse, is planned for up to 2 million square feet of build-to-suit logistics and manufacturing space.
Ty Bragg, Lee Jordan, and Ford Douglass of Cavender & Hill will handle leasing for Seguin Exchange Commerce Park.
