HOUSTON – (Realty News Report) – M/I Homes has acquired nearly 230 acres in the Waller area that will be developed with 600 homes in the Sandhill Reserve community.
The Columbus, Ohio-based company purchased 175 acres from AQU Capital, the developer of the Sandhill Reserve, plus an adjacent 54 acres from Lea and Alvin Rollins. Todd N. Edmonds of Edmonds & Company Real Estate represented the seller of the 54-acre tract.
M/I Homes will develop and build homes in the southern portion of Sandhill Reserve, while AQU Capital’s development company, Avani Communities, will develop the northern portion. The acquired land is near the northeast corner of Margerstadt and Kickapoo Roads, about 11 miles past the intersection of Highway 290 and the Grand Parkway.
“This is an exciting opportunity in a growing area of Houston that is a meaningful addition to our portfolio of self-developed communities,” said Jay McManus, Houston Division President for M/I Homes. “With good access, a solid school district and affordable home prices, Waller has become a popular destination for home buyers. Sandhill Reserve will strike the right balance of upscale amenities and the ‘know-your-neighbors’ charm of a smaller community.”
M/I Homes will build farmhouse style homes on 40-, 50- and 60-foot lots with 180 homes in the initial phase. Home sales expected to begin in late spring 2027. Prices have not yet been determined.

Amenities planned by M/I Homes include pickleball courts, covered shade structures, playgrounds, pocket parks, ponds, open green space, and walking trails. Residents will also have access to Sandhill Reserve’s north section amenities, including a clubhouse, resort-style pool, playground, parks, ponds, open green space, and trails.
In other Houston area projects, M/I Homes is developing Trinity Landing, a 309-acre community planned for 1,000 homes along Highway 90 near the Grand Parkway in Dayton. M/I Homes is partnering with Meritage Homes on the development, which is slated to open in February 2027.
In Fort Bend County, M/I Homes is developing Wild Oak, a 205-acre community planned for more than 400 homes in Needville. Opening is planned in late summer or early fall of 2027.
North of Houston, home sales have started in Berryknoll, a large-lot community being developed on a former blueberry farm in the Montgomery area, and Sorella, a Tomball community M/I Homes is developing with Johnson Land Ventures.
M/I Homes builds homes in more than 230 communities across 17 markets. Founded in 1976, the company entered the Houston market in 2010. Its shares are publicly traded on the New York Stock Exchange under the ticker MHO.
