1000 Home Community Opening in NE Houston

HOUSTON – (Realty News Report) – M/I Homes and Meritage Homes have teamed up to develop a community planned for 1,000 homes in Dayton, northeast of Houston.

The publicly-traded homebuilders have acquired 309 acres along Highway 90 near the Grand Parkway, in Dayton for the development of Trinity Landing. The land is at the southeast corner of Highway 90 and FM 1413 in Liberty County, about 30 miles from downtown Houston.

“The Grand Parkway is positioning the east side of Houston as a desirable destination where people can find affordable homes with easy access to employment corridors and a growing retail sector,” Jay McManus, Houston Division President for M/I Homes, said in an announcement. “This area is expanding, and we are excited to be part of its transformation.”

Trinity Landing is located just inside the Grand Parkway, which completed an extension linking Highway 59 North to Interstate 10 in 2022.

Initial homes in Trinity Landing are expected to be available for purchase this summer. Options will include homes on 45-foot, 50-foot and 60-foot lots.

Planned amenities include a recreation center, pool, ponds, and walking trails, according to the developers. The community will feature an all-inclusive playground designed by Unlimited Play.

Houston has consistently been one of the nation’s top markets for homebuilding and his home to more top-selling master-planned communities than any other metro area.

The Trinity Landing development follows two other recent land transactions for M/I Homes. The Columbus, Ohio-based company purchased 205 acres in Needville, southwest of Houston, for the development of Wild Oak in late 2025. Opening of the 400-home community is planned in late 2027. North of Houston, M/I Homes is on track to open Berryknoll, a 180-acre community along FM 2854 in the Montgomery area in 2026. The community will offer 250 homes on lots ranging from 70 feet to an acre.

Founded in 1976, M/I Homes builds homes in 14 Houston-area communities with pricing from the $190,000s to the $640,000s.

M/I Homes builds in more than 230 communities nationwide. It is developing Ambrose in La Marque, Lone Star Landing in Montgomery, and Sorella in Tomball with Johnson Land Ventures in the Houston area. M/I Homes sold almost 8,200 homes companywide last year.

Meritage Homes, a Scottsdale, Arizona-based company with a 40-year history, sold over 15,000 homes across 12 states in 2025.

Meritage builds homes in more than 320 communities, including 18 in the greater Houston region.
