SAN ANTONIO – (Realty News Report) – The Double V Ranch, a sprawling 73,600-acre cattle ranch with a gently rolling terrain in Fort Sumner, New Mexico, has hit the market with a price tag of $35.2 million.
Texas-based Phyllis Browning Land & Ranch Company’s Brian Cook and Brannon Nash announced the listing, which represents the largest property for sale in New Mexico and the brokerage’s first outside of Texas. The ranch, which is suited for a cow/calf or yearling operation, features 64,000 deeded acres and 9,600 acres of state land with a mile of frontage on the Pecos River and 25 miles of creek frontage.
“Opportunities like the Double V Ranch don’t come along often,” said Phyllis Browning Land and Ranch Managing Director Brian Cook. “This is an incredible property with everything needed for a successful large-scale ranching operation. It’s uncommon to come across a place with this much acreage, significant water access and diverse landscapes all in one.”
Pastures Galore
At nearly 74,000 acres, Double V is equivalent to roughly three times the land area of The Woodlands, north of Houston. The ranch at 315 Cricket Road in De Baca County, about 42 miles north of Roswell, is fenced and cross-fenced into 18 pastures.

Improvements include a four-bedroom, four-bath foreman’s home, two guest houses, a historic saloon building, livestock facilities, multiple barns, and extensive fencing and interior roads. The ranch also offers hunting opportunities for antelope, deer, quail and seasonal waterfowl.
Extending across the Southwest was a natural extension of the business for Phyllis Browning Company. The firm’s clients have sought second homes, legacy properties, and large ranch investments as a way to preserve and pass wealth to future generations.
Targeting Texans
In Texas, rural land sales have been robust with more, but smaller, properties selling. Last year, 3,852 properties changed hands, up 8% over 2024, according to the Texas A&M University Real Estate Research Center. The data is based on a sample of the market.
Total land sales in Texas held steady in 2025, with 303,148 acres changing hands, according to the TAMU. The average land deal, however, was 1,578 acres in 2025, down by nearly one-third from 2024.
