HOUSTON  – Midway,  a Houston-based developer has begun pre-leasing One Parkside, a speculative office project on a prime, 3.86-acre site adjacent to Houston’s First Baptist Church, near two of Houston’s main freeways.

One Parkside, a 13-story tower with 225,000 square feet of Class-A office space, 10 floors of integrated garage parking and 2,000 square feet of ground floor retail, allocated to a café, will serve as the first phase of development.

Midway said the highly visible at the intersection of I-10 and the 610 loop, One Parkside provides a premier naming opportunity at one of Houston’s busiest interchanges with daily exposure to nearly half a million cars.

At the gateway to Uptown and Memorial Park and roughly equidistant to downtown and the Energy Corridor, the building will offer  ingress and egress off the I-10 feeder and N. Post Oak Road.

“We’re excited to introduce this marquee opportunity, positioned to take advantage of the site from an architectural, view and signage standpoint,” said Shon Link, Midway’s Executive Vice President, Development. “Not only does its location fill a void for close-in Memorial residents seeking upscale and convenient office space, but it also serves as an opportunity to support recruiting and retention for the businesses that office here.”

Designed by Kirksey, One Parkside, will showcase floor-to-ceiling windows, affording some offices sweeping city and park vistas, a striking lobby with stone and glass elements, three floors of loft-style offices, as well as a fully automated and programmable DDC HVAC system controls with energy efficient variable air volume.
