HOUSTON – (Realty News Report) – The Langley, a high profile high-rise near Rice University, unveiled new amenities as the 20-story apartment tower nears completion.
Developed by StreetLights Residential and Hunt Real Estate, the 134-unit tower at 1717 Bissonnet welcomed its first residents in March. The building broke ground in the Boulevard Oaks/Southampton neighborhood near the Texas Medical Center and the Museum District in 2023.
The spacious new residences, which feature the scale and craftsmanship typically found in custom homes, start at $9,480 and average $13,000 a month. The two and three-bedroom apartments range from 2,165 SF to 3,396 SF.

The canopy-level amenity and pool deck blends indoor and outdoor living. The outdoor pool area offers private cabanas and fireplaces, grill stations with lounge seating and dining areas, a Napoli-inspired pizza oven and more. The Oaks is a private fourth-floor lounge with a dining room and catering kitchen, poolside lounge, and resident lounge with seating and cocktail tables.
“The unveiling of the amenity and pool deck marks a major milestone as The Langley enters its final stretch toward completion,” said Corey Lipscomb, Lead Leasing Agent for The Langley with Martha Turner Sotheby’s International Realty. “Prospective residents are responding strongly not only to the residences themselves, but to the refined, lock-and-leave lifestyle—particularly the ability to entertain, relax, and enjoy thoughtfully designed spaces that feel both private and elevated.”

The Langley has drawn interest from nearby homeowners who are downsizing, medical professionals, and relocating executives, according to the developer.
The apartments have 10-foot to 12-foot ceilings, wide-plank oak flooring, private balconies, kitchens with high-end appliances and waterfall-edge islands, service kitchens, formal entry foyers with powder rooms, and walk-in closets.
Common area amenities include a library and coffee lounge, conference room and private workspaces, a dog run, a fireplace, fitness center and outdoor yoga space, and bike storage area.
A Lengthy Timeline
The completion of The Langley has been a long time coming.
Buckhead Investment Partners announced the development in 2007 and brought in Hunt as an equity partner in 2012. The 1.6-acre site at Bissonnet at Ashby sat vacant for a decade as opponents tried to stop the so-called Ashby High-Rise proposed for the site.

The project had been approved for 228 units in a 21-story tower with 10,000 SF of ground floor retail and there was a lengthy legal battle. In 2023, a new development team with Dallas-based StreetLights Residential moved forward with a slightly shorter tower with 94 fewer units and no retail component.
The Langley has exactly twice as many units as what it replaced. Maryland Manor, a 67-unit, two-story apartment complex from the 1960s, was torn down in 2013 to make way for the project.
