HOUSTON — One Grove Street a 225,000-square-foot office building under construction in the Upper Kirby District, recently topped out and it has reached 60 percent occupancy.
Scheduled to debut in fall 2015, the 16-story, Class A office building is nearing completion of its curtain wall.
A project of Houston-based Midway, the tower fronts Richmond Avenue and Levy Park, the heart of the 11-acre Kirby Grove, which is being reoriented and rebuilt by the Upper Kirby Redevelopment Authority. Construction is also underway on Midway multi-family and ground floor restaurant elements that will make Kirby Grove a destination from morning through night.
An updated roster brings the 225,000 square feet of premier office space to 60-percent leased. Joining lead tenant The Vitol Group, one of the world’s largest independent energy trading companies and the first to commit to the project with just under 63,000 square feet, are BoyarMiller, a Houston-based law firm with approximately 24,500 square feet, PlainsCapital Bank of Dallas with 15,000 square feet and Velite Benchmark Capital Management, a Houston-based manager of natural gas commodity pools, which has leased 7,300 square feet. Leases for undisclosed tenants account for another 22,000 square feet. Colvill Office Properties is responsible for leasing the office space at One Grove Street.
“In addition to the reputation of Midway, we chose Kirby Grove for two key reasons,” said Chris Hanslik, Chairman of BoyarMiller. “First, was the accessible location. We value our clients’ time, and this location is convenient for both access and parking. Second, we care about a work environment that provides a positive lifestyle for our people.”
