Midway Starts Construction in College Station

COLLEGE STATION, Texas – (Realty News Report) – Midway has started construction on the second phase of the Century Square mixed-used development which brought retail, multifamily, office space and two hotels to a prominent site near Texas A&M University.

Located on University Drive, between Century Square Drive and Century Court, Phase II will be comprised of two 15,593-SF single-story retail buildings surrounding a 5,000-SF dynamic plaza and green gathering space. Sephora, Coco Shrimp, ChopShop, and Wells Fargo will open locations in Phase II in the Spring 2024.

“Century Square has elevated College Station by introducing the first truly walkable, urban, mixed-use destination to the Brazos Valley,” said Clayton Freels, Vice President of Investment and Development at Midway. “As the city continues to grow and thrive, we are excited to expand our footprint and introduce new and exciting retailers, restaurants, and experiences for the community to enjoy. Phase II’s early leasing momentum is a testament to this development’s premier location in the market.”

The first phase of the 60-acre mixed-used development, completed in the fall of 2016, features more than 260,000 SF of shopping, dining, office, and entertainment space. Additionally, Century Square has two full-service hotels, The George (162 rooms) and Calvary Court (141 rooms); and a 249-unit apartment community called 100 Park. The Green, an open space, anchors the mixed-use district. Located adjacent to the Texas A&M campus, Century Square also Class-A offices. Some 15,000 SF of existing retail space remains available in Phase I of Century Square.

Phase two of the project, located on 2.7 acres, will deliver over 31,000 SF designed for retailers and restaurants.

Sephora will debut its first College Station location in Phase II with a 4,625-SF store for beauty products.

Coco Shrimp will bring a taste of Hawaii to College Station with its new 2,813-SF location in Phase II. The Fort Worth-based eatery serves authentic shrimp, rice, and salad plates along with Japanese mochi for dessert.

Original ChopShop expands its footprint with a new 2,813-SF outpost in Phase II. ChopShop serves grilled protein bowls, a variety of salads, sandwiches, breakfast items, and  protein shakes.

Wells Fargo, will open a 1,360-SF branch in Phase II. The new branch is Wells Fargo’s fourth location in College Station.

Midway’s project team for Phase II includes  Kirksey Architecture, architect; OJB Landscape Architects, landscape architect; Keys & Walsh Construction, general contractor.

Century Square is managed by Parkway and developed by Midway, whose leadership team is comprised of former students of Texas A&M who are engaged in the University’s culture and its vision for the growth of the Brazos Valley.

Midway has been garnering a lot of attention with its new 150-acre East River  mixed-use development on the eastern edge of downtown Houston. East River’s first phase will offer over 300,000 SF of office space; three 10,000 SF independent office structures dubbed The Studios at East River; and The Laura, a five-story, 360-unit multifamily community; and an additional 100,000 SF of retail. The Port of Houston Authority recently announced plans to build a six-story headquarters building in East River, which is considered a catalyst for renewal in the Fifth Ward area.
