Partners Buys Boerne Building

BOERNE, Texas – (Realty News Report) –  Partners Capital has acquired Boerne Gateway, an office building located in Boerne, northwest of San Antonio.

The 31,439-SF office tower is located directly off I-Interstate 10 and comes with 3.8 acres of additional land.

The building was designed by Lake-Flato, a San Antonio-based architecture firm.

The elevated visibility and central location on Boerne’s Main street position this unique property for success in a market that has limited office supply. Partners Capital was able to capitalize on an asset with a primary location in one of the fastest-growing markets in the country.

San Antonio was recently named as the top city for recent population growth in the nation.

“Boerne Gateway presented an opportunity to acquire a landmark asset from its original developer, and position it to reflect and attract the city’s ever-changing market demographics,” said Adam Hawkins,  Senior Vice President and Shareholder of Partners Capital. “Boerne, Texas has historically been known as the ‘Gem of the Texas Hill Country’ and has recently become a top destination for executives to move and raise their families. We were thrilled to be able to invest in this up-and-coming market that harbors an abundance of untapped potential.”

Certain capital improvements have been earmarked for the property in an effort to increase overall visibility and upgrade the look and feel to more modern standards. Boerne Gateway additionally includes two land parcels, one of which occupies the corner of I-10’s frontage and South Main Street – representing an untapped opportunity to take advantage of market demand.

Lindsey Tucker will be providing leasing services and the NAI Partners property management team will be managing the property.
