HOUSTON — Avison Young’s Houston office advised Goree Architects, Inc. on the expansion of their leased space at Sage Plaza, 5151 San Felipe St. in Houston by an additional 3,762 SF. This brings the firm’s total office footprint to 17,968 SF, occupying nearly the entire 17th floor. Goree Architects was represented by Anthony Squillante and Collin Roach from Avison Young. THE WOODLANDS — The Howard Hughes Corporation plans to renovate the lobby of the 1400 Woodloch Forest office building in The Woodlands. The revamped vestibule will feature COVID-19 safety protocols such as a touchless digital directory with the capability to receive directory information via Smartphones or options for a touch directory. 1400 Woodloch Forest is a five-story, 95,561 SF office building, owned and managed by The Howard Hughes Corporation.
Triten Real Estate Partners(TREP) continues to expand its nationwide Industrial Service Facility (ISF) portfolio with an off-market acquisition in northwest Houston. TREP has purchased a Less-Than-Truckload (LTL) cross-dock facility with trailer parking and storage, located at 6816 Fairbanks North Houston Road in Houston. The acquisition is part of a long-term sale-leaseback with XPO Logistics. 6816 Fairbanks is a 19,000 SF truck terminal with 59 doors and 7.8 acres of stabilized trailer storage yard and parking. Scott Arnoldy and Charles Lintakoon of Triten Real Estate Partners managed the transaction for both landlord and buyer.
HOUSTON – JLL has announced the successful negotiation of a 38,582 SF office lease for HostGator. The Houston-based website hosting company is renewing the office lease at 5005 Mitchelldale in northwest Houston. JLL’s Don Foster and Ed Prejean successfully negotiated the lease on behalf of HostGator. Transwestern’s Michelle Wogan and Paula Musa represented the landlord.
PASADENA, TEXAS — WSS Shoes, a national retail chain of shoe stores headquartered in Los Angeles, Calif., opened a store at the corner of Spencer Highway and Shaver Street in Pasadena, Texas. Shawn Ackerman and Jason Du with the Henry S. Miller – Houston office handled lease negotiations on behalf of the shoe seller.
Apara Autism Center, which provides individualized therapy services for children who are diagnosed with autism and other developmental conditions, leased a 6,665-square-foot office in Greenhouse Medical Plaza, a medical office building located at 2051 Greenhouse Road. This is Apara’s second Houston area location. Maury Bronstein and John S. Wall Jr. of 1912 Ventures represented the tenant in both transactions. LEWISVILLE, Texas – Cushman & Wakefield has arranged the sale of four land parcels totaling 94.3 acres located in Highland Village, Carrollton, Lewisville and The Colony, Texas, on behalf of the seller, Lewisville Independent School District. The land will be developed into 380 lots for single-family home builders.

Bellomy & Co. has announced the sale of Spicewood Super Storage in Spicewood, Texas, 35 miles northwest of Austin. The Class-A property comprises 235 units in 89,260 net rentable square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented Envision2 Properties LLC, the Horseshoe Bay, Texas-based seller. The team also procured the Houston-based buyer, Spicewood Storage, LLC.

GRAYSON, KY. — A building recently developed in Kentucky by Houston-based Investment & Development Ventures (IDV) has been sold for $6.2 million, JLL reported. IDV sold the 25,000 SF industrial warehouse and manufacturing facility built to suit for and double net leased to Flowserve.
JLL Capital Markets worked on behalf of the seller. A high net-worth private capital buyer based in West Palm Beach, Fla., purchased the asset in a 1031 exchange..
SAN DIEGO — Downtown Works, known for its high-design, co-working space in San Diego’s Little Italy, has opened 15,000 SF of flexible co-working space on 4.9 acres in Carlsbad, Calif., at 2011 Palomar Airport Road. Located among hundreds of tech and biotech companies and minutes from the Carlsbad Palomar Airport and pristine beaches, the tech-rich, contemporarily designed space serves workers, startups and entrepreneurs in San Diego’s North County.
ATLANTA, Ga. — Greystone Brown Real Estate Advisors has closed the $27 million sale of a 230-unit multifamily property in Atlanta. Greystone also provided a $21.6 million Freddie Mac conventional loan to finance the transaction. The sale was handled by Walter Miller, Barden Brown, Cory Caroline Samsand Jim JarrellofGreystone Brown Real Estate Advisors.
KISSIMMEE, Fla. – Marcus & Millichap handled the sale of Elizabeth Arms, a 10-unit apartment complex in Kissimmee, Fla. It sold for $1.1 million.
