Fast Finish: Houston’s Newest Office Tower 90% Leased

HOUSTON – (Realty News Report) – CityCentre Six, Houston’s newest office tower, has wrapped up construction six weeks early and is more than 90% leased with the signing of three new tenants.

Houston-based Midway, developer of the 19-story building at 903 Town and Country Blvd., announced Volta Grid, Octave, and Enervus as tenants. The 320,000-SF building broke ground in February 2024 with Dow as the anchor tenant occupying about 65% of the building.

“CityCentre Six is a defining next step for our office portfolio and for the continued evolution of CityCentre,” said Chris Seckinger, executive vice president at Midway. “Delivering this building ahead of schedule, with more than 90 percent of the office space already spoken for, reinforces the strength of this location and the confidence leading companies have in the district.”

Midway is the developer of CityCentre, a 47-acre mixed-use campus at Beltway 8 and the Katy Freeway in west Houston. The CityCentre Six building will offer 12,000 SF of street-level retail and restaurant space, overlooking a half-acre outdoor plaza designed by OJB Landscape Architecture. The tower features a double-height lobby and incorporates nine levels of parking.

Dow will be the first to move in on May 1. Other tenants, who are now building out their spaces, will open offices in stages this spring and summer.

The new tenants highlight the tower’s focus on energy, technology, and innovation, according to Midway.

VoltaGrid, a provider of lower-emission distributed power and microgrid solutions, was represented by Gary Lawless Jr. and Dustin Cruz at Cresa. Octave, a global software company behind critical assets and infrastructure, was represented by Kevin Saxe at CBRE. Enverus, an energy SaaS and analytics platform, was represented by Samuel Slovacek and Mark Harris at JLL. Dow was represented by Ronnie Deyo and Lonna Jenks at JLL.

Partners Real Estate, led by Michael Anderson, represented Midway in the leases.

The project team for CityCentre Six includes Kirksey, Munoz + Albin Architecture and Planning, and D.E. Harvey Builders.

CityCentre Six is near the former Marathon Oil headquarters building, which was acquired by MetroNational last year. The University of Texas at Austin’s McCombs School of Business has leased 30,000 SF in the 15-story building for the future home of its Working Professional MBA Program in Houston.

Midway is planning additional office space in future phases of CityCentre, which encompasses two million square feet, including 375,500 SF of retail and dining, 630,000 SF of office, plus brownstones, apartments, and a hotel.
