HOUSTON – (Realty News Report) – Levey Logistics Park, Pearland’s biggest spec industrial development to date, is 100% leased, signaling the strength of the industrial market along the Beltway 8 corridor south of Houston.
With one new lease and a tenant expansion, the two-building project is now fully occupied by three companies, according to developer Levey Group. The milestone comes 10 months after Levey Group completed the at 662,000-SF development.
“This lease-up validates the market demand for high-quality logistics space in Pearland and the greater Houston market,” David Ebro, president of Houston-based Levey Group, said in an announcement.
Levey Group developed the project on 38 acres near the intersection of South Sam Houston Parkway and Almeda School Road.
A 500,000-SF tenant
Levey Logistics Park is home to distribution and manufacturing tenants. Creative Innovation, a third-party logistics provider serving e-commerce merchants, leased 496,560 SF in July 2025. Canopy Solutions, a provider of protective building structures across the southwest, leased 82,560 SF in April 2025 and expanded by 24,960 for a total of 107,520 in March 2026; and Nin Jia Q, a producer and distributor of OEM floor mats and various automobile components, leased 57,600 SF in March 2026.
Levey, which acquired the site in late 2022, collaborated with the City of Pearland and the Pearland Economic Development Corp. on the development.
Allison Bergmann and Michael Foreman of Cushman & Wakefield represented Levey Group in the leases. Goree Architects and Harvey Builders provided design and construction services for Levey Logistics Park.
Pearland’s Lower Kirby District
The project is part of Pearland’s Lower Kirby District, a 1,200-acre mixed-use development in northwest Pearland fronting South Beltway 8 and State Highway 288.

Other companies that have expanded to new buildings in Lower Kirby recently include United Imaging, a medical equipment manufacturing company that occupies 216,000-SF building at 11550 N. Spectrum Blvd. Lonestar Electric Industrial Supply leased a 115,000-SF building at 1249 S. Sam Houston Parkway last year for its headquarters.
Stream Realty Partners is developing Kirby District, a two-building industrial project totaling nearly 385,000 SF at North Spectrum Boulevard and Kirby Drive.
The Lower Kirby District is home to a range of medical device, pharmaceutical, tool, and equipment manufacturers. Companies in the district include Millar, Endress+Hauser, Lonza, Tool-Flo, PT Solutions, Merit Medical, Mitsubishi Heavy Industries Compressor International, Abbott, and Dover.
Founded in 1982, Levey Group owns over 1.2 million SF along Houston’s South Belt and has over $220 million assets under management.
