 RNR Real Estate Briefs from Realty News Report  — TOMBALL, Texas — CBRE National Senior Housing,  in partnership with CBRE’s Houston Multifamily  team, completed the sale of an active adult/55-plus age-restricted property in Tomball near northwest Houston on behalf of the client, the Coastal Ridge development firm. CBRE’s National Senior Housing team members John Sweeny, Aron Will, Scott Bray  and Garrett Sacco   along with CBRE’s Houston Multifamily team consisting of Clint Duncan, Matthew Phillips, Jock Naponic  and Nolan Mainguy  represented the seller. Built in 2014, the age 55-plus community — Laurel at Vintage Park — has 125 units on 5.5 acres.


HOUSTON — Partners Real Estate  arranged a 4,032 SF office lease renewal for the Westchase District at 10370 Richmond Ave. in Houston. Partners’ Jason Whittington  represented the tenant. Brad Fricks  with Stream Realty   represented the landlord, FSP Westchase, LLC. The Westchase District organization promotes economic growth in West Houston.


HOUSTON — Colliers  handled a 7,794 SF office lease at 3131 Eastside near Kirby Drive and Levy Park in Houston. The lessor, Killam Development, was represented by Monte Calvert  of Transwestern Real Estate ServicesRay Lopez  of Colliers represented the lessee, Rise Association Management Group, which provides management services for condominiums, townhomes, business plazas, mid-rises and high-rises.


PORTER, Texas — George Montes  of Cypressbrook Co.  represented the Bravo Charlie Properties, LLC., in the purchase of 9.7 acres of land along US 59 in Porter.


MONT BELVIEU, Texas – Someburger LLC, a Baytown-based hamburger organization, acquired a pad site from the City of Mont Belvieu. Greg Shaw  with Shaw Commercial Properties represented the seller.


BAYTOWN, Texas — Eli Sasson purchased a 36-acre tract of land at 6438 Crosby Cedar Bayou Road, Baytown, with plans to eventually develop single-family homes on the property. The land was previously owned by Dalton A. Clanton and his family, which they used as a residence and land for cattle grazing. Eric Hughes of Centermark Real Estate, LLC  represented the buyer. The seller was represented by Cotton Munson  of Davis Commercial.


SPRING, Texas – Kimberly DeVos  of Cypressbrook Co.  represented the Trels Home for Children in the leasing of 3,210 SF on Carrot Street in Spring. The landlord, Kozhaya Sokhon LLC, was represented by Nick Childs  with Newcor Commercial Real Estate. 


HOUSTON – The Investor Services platform of Partners Real Estate  has been tapped to provide office project leasing services for River Oaks Tower, a 143,720-SF, recently renovated Class A office building at 3730 Kirby Drive. Partners’ Michael Sieger, Andy Parrish  and Lesley Rice  will lease the property on behalf of the building owner, Triyar Realty Group.


THE WOODLANDS — John Hornbuckle  of Cypressbrook Co.  represented Woodmark Capital in leasing 2,415 SF of office space to Tindol Construction at 1776 Woodstead Court in The Woodlands.


BROOKSHIRE, Texas – Northmarq  investment sales brokers Zach Harris and Mark Grossman completed the sale of a single-tenant industrial outdoor storage property leased to H&E Equipment Services. The 27,211-SF facility is located on FM 359 in Brookshire. A Texas-based developer bought it for a $5.6 million.

AUSTIN — Newmark  handled the sale of Radius on Grove, a 156-unit multifamily property at 2301 Grove Blvd. in Austin, four miles from downtown. Newmark’s Patton Jones  and Andrew Dickson  represented the seller, Hilltop Residential. The buyer was Square House Capital, LLC.


MESQUITE, Texas – Stream Realty Partners  has fully leased the first phase of Mesquite Airport Logistics Center. Phase 1 offers 2.3 million SF at 4180 E. Scyene Road. The park is owned by Dalfen Industrial.


SAN ANTONIO — Marcus & Millichap  has announced the sale of Noah’s Ark Self Storage, a 57,219 SF storage facility in San Antonio’s Stone Oak area.


DALLAS – Bradford Commercial Real Estate Services  has inked six new leases and two renewals, totaling 19,720 SF, in Switzer Business Park in the Northeast Dallas/Garland submarket.


ARLINGTON, Texas – StreetLights Residential, a Dallas-based national design-driven developer of multifamily and mixed-use communities, has completed The Louise, the second phase of the multifamily complex within Viridian, a 2,000-acre master planned community between Dallas and Fort Worth.

DENVER, Colo. — Houston-based  Patrinely Group  announced an office lease at Block 162 with Matillion, an international leader in data productivity. Located at 675 15th St. between Welton and California streets in downtown’s central business district, Block 162 is a 30-story, 596,295 SF, Class A speculative office building. “We have surpassed 50 percent occupancy at Block 162 with Matillion’s lease signing,” said Patrinely Group’s Rocky Mountain Region Senior Vice President David Haltom.


DALTON, Ga. — MAG Capital Partners, LLC,  acquired two industrial manufacturing properties in Dalton, Ga. Totaling 115,350 SF and situated diagonally across from each other on about 7.5 acres, the facilities are fully occupied by The Recreational Group. “We will continue to make long-term investments in markets with pro-business climates such as Chattanooga, Nashville and Atlanta,” said Dax T.S. Mitchell, principal of MAG Capital Partners. Adam Baxter  of Stream Capital Partners  represented the seller and buyer.


NATICK, Mass. — Puttshack, a technology-infused, mini-golf destination with global food and drink availability, announced the signing of a 22,000 SF lease in Natick Mall west of Boston. It will be Puttshack’s second location in Massachusetts and is expected to open at the end of 2023. A new Puttshack is in Brookfield Properties’  Houston Center in downtown Houston.


SAN DIEGO, Calif. – Cushman & Wakefield  brokered the sale of a freestanding office/medical project of 26,945 SF in Escondido. The two-story property sold for $8.1 million to The Elizabeth Hospice.


MIAMI, Fla. — Quarterra Multifamily,  a subsidiary of Lennar Corp, announced the opening of Artem at Wynwood, an art-centric community near Downtown Miami. Artem is an 11-story, mixed-use building featuring 189 apartment homes and 16,310 SF of retail space at 90 NW 29th St., Artem near Wynwood Walls.


LADSON, S.C. – TPG Capital/Dogwood Industrial Properties acquired TradePark East, a brand-new four-building industrial campus totaling 837,400 SF in Ladson, South Carolina. JLL Capital Markets represented the seller, Trinity Capital Advisors.
