RNR Real Estate Briefs from Realty News Report  – HOUSTON — NAI Partners arranged the sale of 2232 Bellefontaine St., an 11,363 SF apartment complex, on behalf of PPCG Bellefontaine Realty LLC. NAI Partners’ Douglas Moore represented the seller and Purva Shah of Realm Real Estate Professional represented the buyer, 2232 Bellefontaine Realty, LLC.


HOUSTON — Star Cinema Grill has leased the 12,099 SF River Oaks Theatre in the River Oaks Shopping Center, 2009 W. Gray Street in Houston. The business plans to preserve the history of the theatre by keeping the art deco design, showing art films and select first-run movies while also including luxury recliners and seat side food and beverage services for customers. The landlord was represented by Ali Webre of Kimco Realty and the tenant was represented by Kristen Barker of Wulfe & Co.


HOUSTON — Shawn Ackerman and Jason Du of Henry S. Miller Brokerage’s Houston office represented the landlord in the lease with Northern Tool + Equipment for 31,000 SF at Woodforest Shopping Center, 11045 East Freeway, Houston. Clay Mote, Retail Union and Jason Baker with Baker Katz represented Northern Tool.


HOUSTON — Boxer Property announced the lease renewal with ABIS Consulting for 8,659 SF at 1415 North Loop West. Boxer Property’s Trey Miller negotiated the renewal with Russell Schulte of ABIS INC.


THE WOODLANDS, Texas — The Howard Hughes Corporation announced that local restaurateur, Enrique Orioli, will open Azzurro Italian Coastal Cuisine in Hughes Landing in The Woodlands — on the ground level of One Lakes Edge multifamily.  Azzurro Italian Coastal Cuisine adds to Orioli’s three dining establishments in The Woodlands – the Creekside Park and Research Forest area locations of Avanti Italian Kitchen & Wine Bar, and the award-winning Via Emilia Italian Restaurant in the village of Indian Springs.


HOUSTON — SparrowHawk Nest, LLC, purchased property located at 1414 W. Clay St.  and 1217 Rosine St. in Houston from 1414 W. Clay, Ltd. The buyer was represented by Daniel R. Egger of Provista, LLC and the seller was represented by Katherine Wildman of Wulfe & Co.


HOUSTON – Westlake Dermatology is opening a location in River Oaks, at 3636 Westheimer Road. The 2,700 SF facility will offer dermatology, plastic surgery, skin rejuvenation and aesthetics.


PEARLAND – NAI Partners arranged a 1,375-SF retail lease for Jeremiah’s Italian Ice at Broadway Plaza located at the SWC of FM 518 and Shadow Creek High School.NAI Partners’  Jason Gainesrepresented the landlord. The tenant was represented by Karol Snyder with  CYC Commercial.


SPRING – Global Estimating Services leased a 5,200 SF suite at 25000 Pitkin as a headquarters for their dispatching and estimating company for emergency response services. Ryan Hartsell of Oxford CRES represented the landlord. The tenant was represented by Cotton Munson of Davis Commercial.


LEAGUE CITY – NAI Partners recently arranged a 5,582-SF. Medical office lease with League City Pain and Wellness at Two Harbour Square, located at 3033 Marina Bay Dr. in the South Shore Harbour in  League City.NAI Partners’ Jason Gaines and Andrew Leibman represented the landlord, LH Harbour Square LLC in the transaction. The tenant was represented by  Elena Bakina of Colliers International.


TEXAS — RNR Real Estate Briefs from Realty News Report

BEDFORD, Texas — Bill Bledsoe, who works in the Land and Investments Division at Henry S. Miller Brokerage,  brokered the sale of a 15.46-acre development site.  Located at 3737 Airport Freeway in Bedford, the developer, Committed Industrial, plans to construct a 181,250 SF industrial building.


SAN ANTONIO — Austin-based Oracle America, the designer and manufacturer of network computing infrastructure solutions, has renewed its two full-floor office leases at The Spectrum Building in San Antonio owned and managed by Hartman Income REIT Management. The 35,000 SF lease makes it the largest single tenant in the 10-floor office building.


DALLAS – Crescent Real Estate signed nine lease deals totaling 43,636 SF at The Crescent in Dallas. BBAM Aircraft Leasing and Management, Cinctive Capital, LLC, and Cain Capital Management signed new lease deals. Six office expansions at The Crescent include Harbert Fund Advisors, Bluescape Group, BTIG, WindMass Capital, West Texas National Bank and an undisclosed financial firm.


HALTOM CITY, Texas – Drake & Hen LLC has acquired a 7,750 SF industrial at 4201 Clay Ave., Haltom City, from Cascade Heights Partners, LLC. Nick Talley  of Bradford Commercial Real Estate Servicesrepresented the buyer. Michael Newsom of NAI Robert Lynn represented the seller.


GEORGETOWN, Texas — Austin-based developer Owen Holdings Inc. has begun construction on 220 new homesites in the second and third phases of Parmer Ranch, a 454-acre, residential mixed-use community in Georgetown, north of Austin.


DALLAS — A partnership between McCourt Partners LLC,  based in New York City and Los Angeles, and Dallas-based HN Capital Partners, LLC has acquired a core piece of the Dallas Design District,  a real estate portfolio assembled over the past two decades. The portfolio currently spans more than 40 acres and includes nearly 800,000 SF of leased showroom, retail and flex office space. The Design District portfolio is adjacent to downtown and uptown Dallas, near the American Airlines Center.


DALLAS – Dalfen Industrial acquired a 2-building, 408,308 SF industrial park in a sale-leaseback in Forney – a submarket east of Dallas. The opportunity was sourced off market with the help of Matt Dornak of Stream Realty. In addition to the existing building, this acquisition provides approximately 4.85 acres of undeveloped land.


SAN ANTONIO — 5 Talents Commercial Real Estate along with Totem Capital Group acquired the 170-unit Aria Apartments in northeast San Antonio for a redevelopment.

PHOENIX, Ariz – Cushman & Wakefield has advised seller Priderock Capital Management in the disposition sale of Monument Ridge Apartments in Flagstaff Ariz. The 201-unit multifamily community was acquired by San Francisco-based FPA Multifamily, LLC, for $45.5 million, or approximately $226,370 per unit. Jim Crews  and Jeems Lochridge with Cushman & Wakefield’s Southwest Multifamily Advisory Group in Phoenix represented the seller


PHOENIX, Ariz. – Cushman & Wakefield has advised the sale of Il Palazzo at Arrowhead Ranch, a 44,680 SF, mixed-use medical office and retail property spanning five buildings in Glendale, Ariz., a suburb of Phoenix.
Cleveland, Ohio-based medical office investor Woodside Health acquired the asset for $12.5 million.


DALLAS, Texas – Crescent Real Estate, LLC, signed nine lease deals totaling 43,636 SF at The Crescent as companies continue to grow in Uptown Dallas’ mixed-use office and retail space. BBAM Aircraft Leasing and Management, Cinctive Capital, LLC, and Cain Capital Management recently signed new lease deals.


CHICAGO, Ill. — JLL  just arranged sale and acquisition financing for a fully leased, five-building light industrial portfolio totaling 265,000 SF in the Chicago market.  JLL represented the seller, Green Door Capital Investments, LLC. Clear Height Properties acquired the assets and engaged JLL to secure the acquisition loan on its behalf.


MIAMI, Fla. – Transwestern Real Estate Services announced its South Florida agency leasing team has completed 43,015 SF of office leases at Miami Tower, a 619,094 SF, Class A office building at 100 SE Second St. in downtown Miami. Transwestern provides office leasing and property management services on behalf of owner USPO Miami, LLC, and its service provider, Sumitomo Corporation of Americas. The transactions range from 2,397 to 13,034 SF for AST & Science, World Wide Express, LKLSG, ABKD Group, Best Buddies, AWE Medical Group and Pardo Jackson Gainsburg, PL


DENVER, Colo. — Walker & Dunlop completed the $66,200,000  sale of The Lydian, a mixed-use property in the heart of Denver. Built in 2018, the Class A, luxury building is comprised of 129 apartment units, 8,176 SF of ground floor retail space and 14,500 SF of designated co-working office space.
