.MAGNOLIA, Texas — SVN | J. Beard Real Estate – Greater Houston  recently completed the sale of a 2.5-acre industrial property at 38203 FM 1774 in Magnolia. The property has multiple buildings totaling 22,000 SF. Diana Gaines and Neal King of SVN | J. Beard Real Estate – Greater Houston represented the seller. Rob Whitaker  and Joe Burke of NewQuest Properties represented the buyer.


HOUSTON – MetroNational, the Houston-based, real estate company, announced that Common Bond will open two On-The-Go locations at the newly reimagined greenspace, The Lawn at Memorial City and Two Memorial City Plaza office tower. For the first time, the Houston bakery and bistro will locate in West Houston, offering a pastries, coffees and grab-and-go foods.


HOUSTON – The 9,500 SF, 28th full-floor penthouse at Houston’s acclaimed Astoria high-rise has sold.  The sale is the second-highest priced Houston penthouse sold, per the Houston Area Realtor’s Multiple Listing Service. Listing price was $6.9 million. The six-bedroom, six-bathroom penthouse was listed by Nan and Company Properties,  a firm led by Nancy Almodovar.


ROSENBERG, Texas – Texas Mattress Makers has leased 6,825 SF of retail space in Brazos Town Center at Interstate 69/US Highway 59 and FM 762, Rosenberg, from NewQuest Properties. Bob Conwell and Austen Baldridge of NewQuest Properties represented the landlord. Joe Silver of Streetwise Land Advisors represented the tenant.


RICHMOND, Texas – Visionworks has leased 3,150 SF of retail space in the Grand at Aliana, at Grand Parkway/TX 99 and West Airport Boulevard, Richmond, from NewQuest Properties. Josh Friedlander and David Meyers of NewQuest Properties represented the landlord. Zac Hoffer and David Stukalin of the Retail Connection represented the tenant.


HOUSTON — Milagro de Mexico leased space at Northbrook Shopping Center, 5264 W. 34th St. in Houston. NAI Partners’ Jason Gaines represented the landlord, SSS Northbrook Center, LLC, in the transaction. The tenant, U.S. Hispanic Ventures, Inc. was represented by Braxton Brokenbrough.


HOUSTON – Ascend Staffing leased space at the Hollister Pointe Shopping Center, 13147 Northwest Freeway. The landlord was represented by Wes Miller  of Wulfe & Co.


 HOUSTON – NAI Partners arranged an 11,512-SF  office lease with Walgreen Co., at Beltway 8 Corporate Centre, 4920 Westway Park Blvd. NAI Partners’ Michael Sieger, Lesley Rice, and Andy Parrish represented landlord Agellan Commercial REIT in the transaction. Cody Little and Bryan Means with JLL represented the tenant.


KATY – A 2.2-acre plot at the northeast corner of Mason Road and Franz Road in Katy was sold.  CMI Brokerage represented the seller.

SAN ANTONIO – NAI Partners arranged the sale of The Commons at The Dominion, a 31,112 SF garden office property near the Dominion master planned community. NAI Partners’ Josh Murphy and Clare Flesher represented the seller, Dominion Drive Partners.


ALLEN, Texas – The HUB, an open-air entertainment venue, recently broke ground on its first Texas location at The Farm in Allen, a 135-acre, mixed-use destination developed by JaRyCo. The HUB is known for its nationally favored location in Florida near Seaside and Rosemary Beach.


DRIPPING SPRINGS, Texas – Construction started at Heritage, a 188-acre community 25 miles west of Austin in Dripping Springs. Tri Pointe Homes will build 293 single-family homes and M/I Homes will build a total of 293 single-family dwellings. Heritage is a joint venture development between Tri Pointe Homes and M/I Homes that will deliver a total of 586 homes starting in late 2022.


SAN ANTONIO – Casoro Group,  a multifamily real estate investment firm based in Austin, announced the closing of its recapitalization of Aviator at Brooks, a 280-unit multifamily property in southeast San Antonio. Casoro Group, led by CEO Yuen Yung, helped redevelop the former Air Force barracks.


NEW BRAUNFELS, Texas – P.F. Chang’s Bistro and Lupe Tortilla Mexican Restaurants are under construction in NewQuest Properties’ Creekside Town Center in New Braunfels. The Asian-themed, casual dining restaurant chain is planning a fall opening for its 5,420 SF location. Lupe Tortilla is eyeing a summer delivery of its 7,896 SF building. Both projects are going up on ground-leased pad sites on the 400-acre mixed-use regional center at Interstate 35 and FM 306.

CHEVY CHASE, Md. —  FCP with partners Insight Property Group and AHC announce the acquisition of Camden Largo Town Center apartments in Largo, MD for $71.9 million. The 245-unit apartment community at 9701 Summit Circle will be rebranded Haven Largo.


SAN FRANCISCO, Calif. – Nobell Foods, a startup that specializes in making cheese from plant-derived dairy proteins, leased 66,234 SF of office/life sciences space for its new headquarters in South San Francisco. Cushman & Wakefield’s Marc Pope  and Gary Boitano represented the tenant. Scott Altick of Biomed Realty Trust represented the building’s ownership.

DENVER – JLL Capital Markets  handled  the $15.05 million sale of Gateway Town Center, a 100,298-SF  regional retail center  in the growing Denver-area community of Aurora, Colorado. JLL represented the seller, ACF Property Management, Inc.  Rubenstein Real Estate Co., LC acquired the asset.

ETC.– RNR Real Estate Briefs from Realty News Report

IRVING, Texas, — Dilwig, a  real estate investment firm, acquired 11 buildings totaling 622,000 SF  in Las Colinas in Irving. CBRE’s Randy Baird, Patrick Benoist, Jonathan Bryan, Jared Chua, Michael Dewey  and Russell Ingrum  represented the seller. The property features office, lab and warehouse space plus a 9.2-acre vacant land parcel adjacent to I-635. Called Royal Tech Business Park, the properties will be renamed Royal Tech Commons. JLL’s Chris Wright  and Russ Johnson  will represent Dilweg for future leasing efforts. “Dilweg believes in the future that single-story office space will play in our industry and continues to be aggressive in pursuing these opportunities,” said Blake Underwood, managing director of acquisitions at North Carolina-based Dilweg. Current notable tenants include Wells Fargo Bank, TekSystems Global Services, Coinmach Service Corp and Whataburger Restaurant Corp.


HOUSTON – Houston Habitat for Humanity, along with Habitat for Humanity International and 83 U.S. Habitat affiliate organizations, recently received $436 million in unrestricted funding from American author and philanthropist MacKenzie Scott. Of that, Houston Habitat for Humanity received $11 million. A report by the Kinder Institute of Urban Research says Harris County’s supply of affordable housing units is shrinking. Rising median home prices have resulted in lower home ownership rates, especially for people of color, the report says. Since 2010, homeownership rates have fallen for Black households in Harris County from 41 percent to 37 percent in 2018 and from 50 percent to 49 percent for Hispanic households. Scott worked with ex-husband Jeff Bezos to launch Amazon in the early 1990s.
