Airport Blvd. in Sugar Land. Transwestern Industrial Group’s Darryl Noon and Nick Peterson represented the landlord. Jeff Venghaus of JLL represented the tenant.
LEAGUE CITY, Texas – United Built Homes has leased 3,200 SF in the Pinnacle Park Shopping Center, 2515 S. Gulf Freeway in League City. The tenant, a custom home builder and finance company, was represented by Elise Weatherall of Wulfe & Co. The landlord was represented by Daniel Mueller of Brockway Commercial.
RICHMOND, Texas – Jason Gaines of NAI Partners arranged a lease for Bay City Pharmacy at Long Meadow Plaza, 7909 W. Grand Parkway in Richmond.
HOUSTON – Terracon Consultants, an engineering consulting firm, renewed its 65,925 SF lease at Claymoore Business Park, 3900 Brittmoore Road. Transwestern Industrial Group’s Brian Gammill and Darryl Noon represented the landlord. Jeff Venghaus of JLL represented the tenant.
MONTGOMERY, Texas —Matt Franke and Michael Borden of NorthMarq arranged the refinancing of Heritage Place II, the 16,630 SF medical/professional office property at 21325 Eva Street in Montgomery — a Houston suburb. The transaction was structured with a 10-year term with 25-year amortization. NorthMarq arranged the permanent-fixed loan for the borrower through its correspondent relationship with Standard Insurance Co.
HOUSTON – Art Recovery Technologies of Greater Houston leased 6,000 SF at Commerce Park Northwest 2, 8601 Jammel Road. Kevin Gardner with Gardner Realty represented the tenant. William Carpenter and Boone Smith with Stream Realty Partners represented the landlord, LINK Industrial.
HOUSTON – Brook Furniture, a furniture rental company, renewed its 43,050 SF lease at America Plaza, 14900 Hempstead Highway. Transwestern Industrial Group’s Brian Gammill and Darryl Noon represented the landlord. Ed Frantz of CBRE represented the tenant.
HOUSTON – Intelligent Mexican Marketing, a distribution company that focuses on Latino products, signed a new 42,000-square-foot lease at Northwest Crossing at 7350 Denny Road. Transwestern Industrial Group’s Brian Gammill and Darryl Noon represented the landlord. Mike McElwee of Avison Young represented the tenant.
CLEAR LAKE, Texas – Twisted Liquid Daiquiris leased 1,200 SF in Star Plaza, 2402 Bay Area Blvd. in Clear Lake. Melissa Gerber Brams of Gerber Realty represented the tenant. Mark Johnson of Glazer Properties represented the landlord, Retail Houston TX, LLC.
HOUSTON — NAI Partners arranged a 2,275 SF retail lease for Pho Barr Vietnamese restaurant at Colony Commons shopping center, 2251 FM 646 in Houston. NAI Partners’ Jason Gaines represented the landlord, IRAPAK Investments LLC. Pho Barr was represented by Tan Le with Address CRE.
GALVESTON – Legend Communities named NAN Properties Developer Services the exclusive listing agent for its 70-unit condominium development, The Residences at Tiki Island. The high-end mixed-use luxury project is on Tiki Island near Galveston.

BRYAN, Texas — Premier Mini Storage, a 12,150 SF self-storage facility located in Bryan has been sold, reports Marcus & Millichap.
HOUSTON – Equity Advisors Group, Inc. purchased a property at 5340 Bay Oaks Drive. Tyler Maner, Andrew Littlefield and Davis Lamberton with Stream Realty Partners represented the buyer.
PEARLAND, Texas– NAI Partners — the commercial real estate services business of Partners Real Estate Company—recently arranged the sale of 3547 McHard Road, a 10,000 SF retail property in Pearland. NAI Partners’ Tyler Clements represented the buyer, LCDM Investments, LLC, in the sale. The seller, The Buddy’s Run, LLC, was represented by CBRE’s Jeffrey Jackson.
HOUSTON – Evosite, Inc. leased 12,200 SF at Northwest Point Service Center, 7240 Brittmoore Road, Suite 100. Chase Cribbs and Justin Cole with Lee & Associates represented the tenant. Boone Smithand Garret Geaccone with Stream Realty Partners represented the landlord, DRA Advisors.
WEBSTER, Texas — Dave’s Hot Chicken recently leased a 2,802 SF space at Baybrook East at 148 El Dorado Blvd. in Webster. The projected opening is set for the fourth quarter of 2022. Debbie Adams of Edge Realty Partners represented the tenant.
HOUSTON – J&E Associates renewed its lease for 2,700 SF at Southport Business Park, Building 2, at 6031 South Loop Freeway East. Woody Hillyer and Garret Geaccone with Stream Realty Partners represented the landlord, Agellan Commercial REIT.

DALLAS – Newmark handled the sale of Fourteen555, a 249,564 SF, Class A office building at 14555 North Dallas Parkway in Dallas. Completed in 2018, Fourteen555 comprises a six-story building that’s 100 percent leased. Newmark’s Robert Hill, Chris Murphy, Gary Carr, John Alvarado and Chase Tagenr epresented the seller. Newmark’s David Milestone, Brett Green and Josh Francis represented the buyer.
CEDAR PARK, Texas – NAI Partners’ Kevin Murphy arranged a 2,600 SF retail lease for Dog Haus Biergarten in Cedar Park, Texas. The landlord was represented by SRS Real Estate Partners.
AUSTIN — Indeed Tower, a new, 36-story office tower in downtown Austin, has been awarded LEED (Leadership in Energy and Environmental Design)v4 Core & Shell Platinum Certification. The tower was developed by Trammell Crow Co. and Principal Real Estate Investors, with Page serving as the architect, interior designer and sustainability consultant and DPR Construction as general contractor. Kilroy purchased the 730,000 SF tower in July 2021. Other firms working on the building include Stantec & LandDev Consulting (civil engineer), Campbell Landscape Architecture, Ten Eyck Landscape Architects, Blum Consulting Engineers (MEP engineer) and Thornton Tomasetti (structural engineer).

RIDGEFIELD, Wash. – Specht Development has begun building a 468,793 SF industrial building at the 50-acre Ridgefield Industrial Center Project.
NEW YORK, N.Y. – JLL Capital Markets announced it has facilitated the $245 million recapitalization and financing of a 31-property medical office building portfolio totaling 545,813 SF across 10 states.JLL represented Montecito Medical Real Estate in arranging the recapitalization with AEW Capital Management. Additionally, JLL worked on behalf of the new ownership group to secure $176 million in acquisition financing through BMO Harris. The portfolio consists of 27 single-tenant and four multi-tenant buildings that are purposely aligned with major health systems and dominant physician groups. The assets are in metro areas that have benefitted from recent migration and population growth patterns such as Atlanta, Charlotte, Miami, and other secondary and tertiary markets.

- 18401 Intercontinental Crossing Drive, a 30,000 SF, freestanding industrial building with drive-through bay on ±2.30 acres
- 18405 Intercontinental Crossing Drive, a 25,000 SF freestanding dock-high loading warehouse on ±1.56 acres.
- 18409 Intercontinental Crossing Drive, a 19,500 SF freestanding dock-high loading warehouse on ±1.29 acres.
